ParticipantI know someone who lives in this community, and we’ve looked at the sample homes. The people I know bought with 100% no-doc financing, and are currenty paying option 1 every month. A couple of times a week I check to see if their house is listed.
There was every bit as much Kool-Aide in this neighborhood as anywhere else, maybe more, as people with real money probably wouldn’t be interested in living in this area.

ParticipantRaybyrnes and FLU, I completely agree with you guys about transferrable sales skills, but I think the problem is a large proportion of those ex-mortgage brokers don’t really have them.
I used to make a pretty good living in commision retail sales, and I can tell you, to make a living at it you have to work your ass off. In addition, to be REALLY successful in the $100k plus range in a lot of cases you almost have to be a sociopath who really doesn’t care about people. I wonder how many of those former mortgage brokers are willing to work that hard. If you’re not really cut out for it you invariably burn out after a few years.
It’s amazing how much less work I find being a physician compared to being a salesperson, but I spend a WHOLE LOT more time doing it.

ParticipantNoticed this one too, but it’s a little too small for our needs, especially the kitchen. My wife is from Southeast Asia, and we’ll be looking for approx 3000 sq feet. We need all that space for all the relatives that will be hanging out with us, and we require a gigantic kitchen for all the traditional food preparation.
Nice to see the prices in the area really starting to trend down though.
I feel kind of honored to get my name on a thread heading!

ParticipantSomeone in the money biz can correct me if I’m wrong, but I think you’re on the hook for the HELOC. The 1st should be non-recourse and the bank has to take what they can get. Remains to be seen how long Countrywide will remain solvent, and how willing they will be to chase you for the delinquent HELOC, but theoretically they can.
