ParticipantSorry, I’m not too familiar w/the subtleties. It all looks the same to me. I can’t bring myself to buy there.
I swear, sometimes I consider getting a place in the area there, and then I do the math and I just can’t swallow a minimum of $800 a month in taxes and Mello Roos and HOAs. That is a sh*t load of money every month to live out there. I can’t bring myself to do it. You’re not even near the beach. You’re not near downtown. I just can’t do it. Not worth it to me.
But I guess if you have kids, the schools are supposed to be the best. Sacrifices.

ParticipantThanks, sky. I look at places that are of interest to me. When I saw this, it seemed reasonable and I know some people are looking in that area, so I thought I’d share it with others. I’m not very familiar w/the differentiation between Del Sur and 4S. They seem like nice places in good areas.

very good bargain for price. Banks seem to be dropping price agressively now. Need to see bigger slides before I jump in.
Well,can someone clarify what’s the property tax rate in 4s ranch area? I get conflicting stories.
From County tax records it seems total taxes for a given home ( incl mello roos) is about 1.5-1.6% of the assessed value. Folks in this thread think its 1.9%.
Also, will the property tax not be re-assessed when the home gets sold again? i.e. assessed for new sale price for this home whenever it gets sold?

ParticipantThis is an example of short sale processing… The original offer at close to the 499k mark was submitted to the lender in October! Yes you heard me right….October. I believe the asking price was 485k. So fast forward over 4 months and the offer is “close” to being accepted. The second has been approved for 2k but the first has ordered yet another BPO. Meanwhile the original buyers are in escrow for another property although they keep inquiring about this property.
waitingtobuy – yes the base property tax will be reassessed at the new sales price. So that is good news for whoever buys. Mello Roos is not affected by sales price at all so you are stuck with the 3200/year nut on this puppy. Let’s not forget the 159 HOA fee either. What you pay as a total tax to San Diego county will vary in 4S based on the subdivision you buy in. Mello Roos districts are indpendently created/designated. I know it is kind of maddening. Figure this… 1.2% base tax rate and then tack on the MR.
Also for all this home is condo ownership, not fee simple. Home sold for 635k in 05. So basically at 485k we are seeing a 25% haircut… not to bad.

I just started a new thread on this listing, not seeing this one so sorry about that before I get into my comments. We rent a home on one of the driveways that borders the apartment complex. The HOA does nothing in this community. So far, the grounds crew has ripped out trees and plants from the front of houses and the park area for no explained reason to the renters or homeowners. They dont enforce the guest parking situation (basically all the people that live there and have more than two cars or load there garages full of shit use the guest spaces). I have complained multiple times – nothing has gotten done. The kids from the apartment complex linger in our development all day, leave trash all over the place, scream and yell to all hours of the night. I came out one morning at 8am to the sound of one kid with a baseball bat destroying a computer monitor. People from the apartments walk their dogs over to the park in our community and dont pick up after their dogs. One more thing – the neon orange lights from the apartment complex blanket all the homes at night on the eastern end of the community. I feel like im Jerry Seinfeld in the episode with the Kenny Rodgers Roaster sign outside the building, feel all cracked out from the lights.
Bottom line – the HOA is worthless. The place is in dire need of street lights. As stated in my other thread here http://piggington.com/16786_saintsbury_glen, I wouldnt buy in this community unless it was one of the homes closest to the firestation / four gee and if the prices dumped to 400k.

I’m pretty sure my HOA + tax + mortgage is cheaper than many 4S HOA + tax + mello roos. Luckily I bought my place in 1998 before the run-up.

I swear, sometimes I consider getting a place in the area there, and then I do the math and I just can’t swallow a minimum of $800 a month in taxes and Mello Roos and HOAs. ParticipantI drove past this place this past weekend as well, turns out it’s just around the corner from my wife’s cousin. You would not believe how crappy this place looks in person. I know there is furniture and belongings in the photos, but I don’t think anyone is living there now. The longer it sits the more it’s going to drag 4S down.
I remember from my real estate days how vacancy can produce undue wear on a house; far more than if people were actually living there. I think this place is a clear demonstration of that phenomenon.

The landscape is terribly neglected and overgrown, the house is dirty, the windows havn’t been cleaned in this apparently very dust area. I didn’t go inside, but if the condition inside is anything like the outside we might have a canditate for the “Worst Pictures in MLS Contest” thread.
They’re asking 3/4 mil for this place. It should look halfway decent in my opinion.
As far as vacancy causing wear, if the furnace or AC hasn’t been started recently seals can become dry and decompose, dirt accumulates in toilet bowls and water lines. Although this area is quite dry, condensation and mold can accumulate. Ever go into a house that has been vacant for a while? There is a characteristic odor that can take months to dissipate. I’m sure these problems are far worse in PA where I used to sell, with the terrible winters and all, but ask any realtor on this forum, I’m sure they will confirm what I’m talking about.
Obviously if humans are bent on destruction they can do far more damage, but vacancy makes a house look much worse than if it were occupied.

ParticipantSo get a credit to replace toilet bowls, paint & replace carpets & drapes, if necessary, & have ducts blown out. Yard was maintained.
Heavy smokers had occupied my home one year+ prior to the time I bought it. The smell of cigarettes hit me in the face when the realtor opened the front door.
I got a great deal on it – one of the best decisions I’ve made in my life! Neighborhood & schools are deal-breakers for me – not poor upkeep.

As long as there isn’t some of things mentioned on other threads, crap and urine, water turned on and closed the door or cement down the drain, etc. then nothing a gardener, painter can’t take care of, get the ducts blown, etc.
If there’s mold, then that’s a problem. Cigarette smell would make me nauseaus having to breathe that. That permeates the drywall, etc.

I’m sure these problems are far worse in PA where I used to sell, with the terrible winters and all, but ask any realtor on this forum, I’m sure they will confirm what I’m talking about.
Obviously if humans are bent on destruction they can do far more damage, but vacancy makes a house look much worse than if it were occupied.

The landscape is terribly neglected and overgrown, the house is dirty, the windows havn’t been cleaned in this apparently very dust area. I didn’t go inside, but if the condition inside is anything like the outside we might have a canditate for the “Worst Pictures in MLS Contest” thread.
They’re asking 3/4 mil for this place. It should look halfway decent in my opinion.
As far as vacancy causing wear, if the furnace or AC hasn’t been started recently seals can become dry and decompose, dirt accumulates in toilet bowls and water lines. Although this area is quite dry, condensation and mold can accumulate. Ever go into a house that has been vacant for a while? There is a characteristic odor that can take months to dissipate. I know there is furniture and belongings in the photos, but I don’t think anyone is living there now. The longer it sits the more it’s going to drag 4S down.
I remember from my real estate days how vacancy can produce undue wear on a house; far more than if people were actually living there. I think this place is a clear demonstration of that phenomenon.

I have a feeling that alot of people who have been buying as of late are of the same notion. “get in while the getting is good cause soon the gov will fix this whole ‘subprime’ problem and then it’s fat city all the way boys.” No real understanding of what the real problem is.
