I’m sorry too, as I’m currently embroiled in the horrors of landscaping as well. I’m astonished how much variation there is among different contractor’s prices. We’re basically doing everything owner-builder and hiring the subcontractors ourselves. Royal pain in the ass to do it this way, as you have to literally oversee everything, but the money we save is incredible, and in many cases the same subcontractors do the work. The same guys shot our pool as the neighbors. I’m lucky since my sister in law is my designer, and she can work out of my house most days. Still get plenty of calls from my wife during the day when things aren’t going quite right. One other benefit, since everyone is using Ruffino except us, our landscpaping looks totally different.
Can’t wait until we’re done, I’m getting weary.
NavydocParticipant
ocrenterSpeaking of Toll, looks like they really hiked up their prices of late. On Zillow they got a interior lot backing to slope asking for $1.1 mil and view lots are asking for $1.2 mil. Good grief!
I saw the brochure and price list for my house and couldn’t believe how much they’ve gone up. This is quite possibly the only real estate purchase I have ever timed correctly. Makes the 100K we lost on the Maryland house a bit more palatable.
June 26, 2013 at 12:29 PM in reply to: Serenity Stonebridge Estate Scripps Ranch Home Pricing #763249NavydocParticipantI’m on one of the Toll Brothers view lots, USAA never gave me any trouble. But that’s why USAA will be my insurance company for everything until I die. If you have any ties to the military I definitely recommend them.
Thanks for the tip on the snake fence thing. We’re about 1/2 way through our landscaping mega-project, but I might put in the snake fence before we pour the hardscape. Since I’ve found one rattlesnake already we’re definitely getting the fence. I hear they work pretty well.
NavydocParticipantUSAA. Have the cars too.
NavydocParticipantThe Toll Brothers houses are actually 3 miles off of Pomerado, but it’s amazing how quickly you get used to it. Once I make the turn onto Stonebridge Parkway I feel like I’m home. Are you guys still building, or have you moved in yet? We finally got our landscaping started, approval took 3 months.
And the coyote was on foot, I think I could’ve taken him if he was on a bike as well 🙂
NavydocParticipantSaw a coyote biking on Beeler Canyon this morning. About 2 weeks ago was biking back home in the afternoon passed to within 15 feet of one. I had always thought of coyotes as being slightly bigger than foxes. Thought the one I saw back then was a wolf. Damn thing was HUGE, probaly 70-80 lbs. I rolled over to the other side of the street before tackling the climb on the fire access road. I have never worried about my golden retriever’s ability to handle himself against a coyote, but now I’m not so sure.
Can’t wait to finish those side walls to keep those buggers out!
NavydocParticipantThey’re not THAT close to the road, and exhaust for a car moving at 45 MPH is not that great. The cars idling at Penasquitos or other close neighborhoods would be far worse. Noise is definitely the concern at Stonebridge.
NavydocParticipantMy daughter goes to Discovery Isle preschool and we went to a birthday party at one of those houses. The noise was noticeable, but Stonebridge Parkway is not exactly busy. they are thinking of raising the speed limit to 45 though, and that may make matters worse. Of course most people already drive it at 45-50 anyway so it won’t make that much of a difference.
I suppose it’s just like the power line houses, if it bothers you, don’t buy.
NavydocParticipantWhat on earth are you talking about? I have a fantastic view of Mt. Woodson, sun comes up just to the right of Iron Mountain. Commute down Pomerado road is a snap, since the traffic doesnt get bad until North of there. On days I drive it takes me 25 minutes to get to Balboa. Most days I ride my bike to the bus stop in Poway.
I can’t think of a better location than Stonebridge. Feels far away but it’s not.
NavydocParticipantStill here, still read occaisionally, but not nearly as much as before. Now that I own property in San Diego I find the market less interesting, since I intend to leave this house to my daughter. Doesn’t matter one whit what it’s worth, as long as I can afford it. during my 3-year prison sentence in Bethesda this site kept hope alive, and dreaming about San Diego WAS my crack (see other thread).
NavydocParticipantMy brother closed on the home he bought in Rehoboth Beach on Friday. Talk about timing.
October 26, 2012 at 1:24 PM in reply to: OT- If you find a rattlesnake in your back yard-do you kill it? #753242NavydocParticipantI have a praying mantis on the front of the house just about every day. Also lots of the big grasshoppers. I have seen a few coyotes along Stonebridge Parkway when I’m riding my bike to work in the mornings. It’s still dark out so I see their eyes refelcted in my lights. They keep their distance though. I don’t worry about my dog too much with them, as I think a Golden Retriever would give a coyote a run for its money.
The stargazing here surpasses my wildest expectations. The only problem is the light pollution from the Pomerado inductrial park. Better on weekends though. Haven’t unpacked the telescope just yet. Might break it out tonight.
October 24, 2012 at 8:01 PM in reply to: OT- If you find a rattlesnake in your back yard-do you kill it? #753150NavydocParticipantThanks everyone. Yeah, in retrospect I should have killed it, but it’s gone now. When I throw those boxes away this weekend I’ll be picking them up REALLY carefully. I hate to kill a snake, since I love them. I’m the year of the snake, and have even had a few as pets, but a dangerous one this close to me and my family should be destroyed. My girl is almost 5 and she was terrified of it so I don’t have to worry about her seeking them out of curiosity. I’m definitely looking into those snake fences.
By the way, don’t roadrunners eat snakes? I saw one of those walking along the fence a few days ago. Do they make roadrunner attractant?
Now let’s talk about the scorpion I found in the garage.
NavydocParticipantYour Data for 0.0 heterosexual transmission? Because here’s mine:
Estimated adult and adolescent AIDS diagnoses in 2009 and cumulative diagnoses since the beginning of the epidemic through 2009, by transmission route and gender
Transmission route 2009 diagnoses Cumulative diagnoses
Male Female Male Female
Male-to-male sexual contact 17,171 – 535,570 –
Injection drug use 3,207 1,982 173,351 90,102
Male-to-male sexual contact and injection drug use 1,608 – 73,006 –
Heterosexual contact 3,956 6,740 59,593 131,886
Other 159 157 96,977 7,185
Total* 26,102 8,879 882,074
229,173* Because totals are calculated independently of the sub-populations, the values in each column may not sum exactly to the figure in the ‘Total’ row
These are 2009 numbers. I realize this didn’t cut-paste well, but if you look at the four numbers after the heterosexual contact, those are the new 2009 cases, male/female, then the cumulative numbers male/female. Heterosexual contact does exist, one of the reasons the male heterosexual numbers are so much lower is believed to be due to high proportion of circumcised males.
Just because you don’t want to believe in heterosexual transmission doesn’t mean it’s not happening.
