ParticipantYou should re-figure your calculations based upon your rental being less than 1 million. If they haven’t sold the place at that price for all this time, then the home is not worth what they are asking.
I’d estimate your rental at 8-900K, instead, maybe that will make you feel better?

ParticipantYou can also consider Olivenhain (I can never remember how to pronounce) which is part of Encinitas. I think you can find two acre lots, with large square footage, but slightly more convenient access to shopping and errands.
As far as malls, you have UTC down in UTC or where I live my wife will typically go up to Carlsbad Outlets, or the Carlsbad/Oceanside mall along 78 and El Camino Real.
From RSF there might be a mall in RB that is closer than Carlsbad.

Not that I support anti-Mexican talk, just saying this place hardly even had a chance to truly become part of Mexico. Hell there were disputes that entire time they had control. Judging by how shitty they have managed the rest of the Mexico, the hombres who stayed here made a wise decision.

ParticipantI can understand being fiscally restrained in this time but if I have to go Vegan, I think I’d shoot myself.
I mean if you are doing it for political reasons or whatever I can respect that (even if I disagree), but for financial reasons? Chicken still on the bone is pretty cheap.
That said I was thinking about doing a one month of Ramen Noodles and Navy Beans/corn bread just see how spoiled I’ve become (Tri-Tip from Seaside Market in Cardiff). I’m only 38 and I can still remember eating a lot of beans and pasta meals in the 70’s and 80’s. Beans I hate, hate, hate no matter how they are prepared, but I do eat them anyway.
I think I live on that junk, I could swear we used to eat a lot more spaghetti and meatballs, and that’s also pretty inexpensive if you use Ragu.

ParticipantI’m with USAA and they never charge for an ATM withdrawal. Furthermore they will refund up to $1.50 of the ATM fees you are charged by the other bank. Up to $15.00/month. As I think about it I don’t know if my AM/PM fees are reimbursed, I should check into that.
Also if I use my debit/ATM as a Visa I get cash back each month. I don’t recall the %, but I want to say 1%. I think they stopped setting up checking accounts for non-military personnel some time last year.

ParticipantDude… you have an itchy trigger finger. Texas I like, others hate, but at the end of the day it’s your call.
The fiasco will affect Texas just as much as Cali, it’s just that the actual losses won’t seem so high, but I still see Texas as getting hit hard. Lower salaries, and zero down loans were the norm there as well.
Take the market or area I know which is Dallas. Remember that property appreciation is very difficult in a lot these areas because it seems there is no limit to how far out new homes can be built. North Dallas is full? Then, build, Coppell, Richardson and Plano. Those fill up you have Friscon, McKinney, Wylie…
Same for Tarrant county. As the H-E-B area filled, you go north to Colleyville, Grapevine, Southlake, Keller, North Richland Hills, etc. What’s a few more miles of driving, and someone is always building new freeway.
This endless sprawl keeps property values down everywhere which hurts distressed sellers, which in turn causes NOT’s/NODs, and eventually foreclosures.

ParticipantOur team is La Costa, Jr. Midget. Actually I think Carlsbad has more ball-fields around town, as I have taken my kids up to Poinsettia or Aviara for a little batting practice.
Regarding why we head east for all this stuff, the same thing happens with LL All-Stars. Does Encintas, RSF, Solana Beach or Del Mar ever host? Nope we end up playing in Escondido, Poway or Valley Center all of which can be pretty hot in July. Of course with RE premiums along the coast I don’t think you can put together a good park and when you do have the land for one, as Cardiff does, you might face the NIMBY factor.

ParticipantObnoxious Buckeye indeed, but I like the Tide, and hope they come back. That SEC is going to really interesting once Saban gets it going. I am so stoked that we have college football back. My wife had a brother-in-law who grew up in Tuscaloosa, and his daughter chose Auburn so they all changed sides.
I told my kids unless you are suiting up for Blue in some capacity we will never switch. Mere attendance at the school does not provide enough of a reason.

ParticipantI’ll tell you what I thought since I spent a fair amount of time in Temecula at the same place as Allan. Jealousy. We have this nice area of land set aside for a big sports park along I-5 in Cardiff. The DINKs and NIMBYs want a big dog park and less sports fields so it’s a big battle right now. I think a nice Field of Dreams park in Coastal NC would be awesome.
Baseball fields as far as the eye could see. Around here it’s a royal pain in the ass to find of place to throw your kid a bucket of balls.
Not jealous enough to move out there though. My god it was hot. We arrived at 1:45 for a supposed 3:00 game. We didn’t end starting until 4:00. Most of the kids were hiding under the bleachers out of the sun. The oppressive heat helped a couple of tweeners make weight.

In fact I spent much of my 18-24 years parading as a liberal, mostly to fuck with people, it wasn’t really deep in my soul but this made Texas kind of fun. I detested the simple-minded type of republican, and as a former weirdo subscriber to the New Republic (sorry The Nation was flat out too pinko for my taste) I used to prod them all the time. I am more of a Thomas Sowell kind of guy than these folks who were more “Bush Kicks Ass” in terms of political beliefs.
In any case one of the greatest reasons (and I am being completely honest about this) that I left Dallas was so that my sons’ would not grow up Cowboys’ fans. I had to get my kids back to NE Ohio, and we stayed there 6 years before coming here, long enough to ensure they’ll never root teams from any other city… Oh those obnoxious Cowboys fans, don’t even get me started. Yes I take my sports a little too seriously, that I was honestly concerned about this happening.
I am sure an Eagles, Giants, or Redskins fan would understand.

ParticipantHaving listened to the excerpt from Dr. Laura earlier today, it sure makes me glad I was able to subdue my wife’s nesting instincts.
And let me say I don’t care one bit if it sucks for her because I strongly believe buying right now is a mistake. Tough shit. Now when she gets into a wouldn’t it be nice mood, I play along, because that’s what a good husband should do. My kids have a roof over their head and a large back yard to enjoy, and frankly they have what they need. I could win the lotto this week, and I’d tell my wife hell no we aren’t buying.
