I think given that we have no AC it’s too damn hot. I go to the beach most nights so that I don’t go into heat exhaustion. Sure we get some breeze but not enough.

CardiffBaseballParticipantAs a newcomer to SD, and one living in the Cardiff/Encinitas areas I sense something different from people when speaking of Poway. I gather that people here look at Poway as kind of a slight step up from El Cajon but still redneckish.
Again this is anecdotal, but the grumbles I hear when we have to travel that way for a ball game make me think many west of El Camino Real don’t share the same amazing opinion of Poway. I guess it’s all a matter of perspective.
I lived in Mira Mesa/Scripps Ranch hotel (I-15 and Mira Mesa Blvd.) my first 6 months here in SD before the family arrived. There was no way I was going to stay. I used to go to the park to play a little basketball and there were some thugs out there.

I seem to recall when looking at demographics, LCC had the highest percentage of whites amongst the areas I was considering, though there is a growing latino population. I think the reason was that Torrey Pines, and Westview/Carmel Mountain Ranch schools simply have a higher percentage of Asians. Of course I only wound up in Cardiff because of a great deal in rent, in terms of commute, and schools I was looking in the area around Westview high because RB and Poway were just too far away. Everytime I nearly rented a place in Penasquitos, someone outbid me. However it all worked out as I enjoy living near the coast.CardiffBaseballParticipantWell I decided to avoid Poway because I work near UCSD. Some cheap rentals though. I am glad because my commute up the 5 to Cardiff is still probably better than the 56/Poway Road commute. Plus I don’t have the heat to worry about. My thought was that San Dieguito schools were close enough such that the difference is practically meaningless.

The Playa Riviera home finally decided to list with someone. At least it is showing up in ZipRealty at 719,000. I agree that there are some very nice upgrades, but I still wouldn’t want to pay that much. I agree that up around Park Crest is a great little area.
CardiffBaseballParticipantLkit, I came from 50 miles Southeast of Cleveland, Warren Ohio. Bought a house for 132K, in 99, re-fi’d once to pay for some flood damage, sold for 150K in Nov. 2005. Of course I lost money because I had to put in a new Septic, and pay 7%, so I had to bring 12000 to close to make sure Septic was installed. I eventually got about 3K back.
Left 3 acres, 2400 SQ. Feet, plus another 1200 Sq. Feet basement, pool basketball court, etc. Now I have about 1030, so with 2 kids we use the garage since the driveway is plenty big.
About to do another one year lease here in Cardiff, and the landlord is not raising rent, since we are good tenants.
CardiffBaseballParticipantPS, Not that it is a big deal but I see a surf shop in Cardiff renting boards. I can usually find parking down here, as I am just east of I-5, and walking is not practical.
CardiffBaseballParticipantlostkitty I started the tracking game a bit late, and am tracking Cardiff. The reason I track this market is that I don’t want to have to move the kids again after having moved them across the country.
If you could share your Cardiff numbers with me that’d be great. What I may do is wait another 4 years and once they are in Jr. High and HS I can stretch to Encinitas.
CardiffBaseballParticipantSDR I mentioned that the owner of Dora probably will be fine judging by the original sale price. Just 100K less rich in the end. At some point they’ll price it correctly.
Also I agree totally on the FSBO on Playa Riviera. A little unrealistic for such a small home right on top of I-5. By anxious I mean he diligently posts the sale everyday, but you are probably correct that if he was really anxious some of those posts would show a dropped price.
I avoid FSBO, and was kind of glad to see Dora go the route of listing. I still wouldn’t pay 799,000 for that place, but it’s starting to get a little more reasonable.

$799,000-$847,000This one is particularly painful for the owner because it was FSBO at $847. Now he has not only given up FSBO but listed it with the price dropping around $50k. Add in the costs of the realtor of 4-6% and the shave looks worse.
Zillow shows last purchase in 1995 at $207,000 so the owner can easily afford to wait it out if there is no immediate need to sell. As long as they didn’t go nuts with upgrades and helocs. This is assuming Zillow is correct on the last sale.
I am watching another FSBO on craigslist for 755,000, and he seems pretty anxious to sell.

That’s quite a shave all in less than a month considering it’s been on the market 118 days. Somebody must need to unload.
