ParticipantThere are two great perils to the current Chinese gov.
1) The economy, (the current gov would be unlikely to survive a severe economic downturn), that is why they manage it so carefully.
2) The rural/urban divide (remember Mao).

ParticipantIMO even 2007-8 housing crash may have been very very different and may not have even occurred if the fed had handled the bailouts differently.
Australia has gone 27 years without a recession.
Maybe we are getting a little better at managing the economy too.

As long as the Fed keep rates reasonable I am not sure economic cycles apply.
We may not see another recession for a long time yet and if we do it is very unlikely we would see anything even close to what we saw last time with foreclosures etc…
2007-8 was an extreme outlier event IMO.
IMO inflation may outstrip your ability to save or keep up with supply/Demand price hikes.
But just my opinion

Even is this were true, a young couple doesn’t need to over stretch to buy at a high.
Cyclical recessions (I’m talking cyclical recessions, not great recessions) always happen and price drops always happen. If one is young and one has the benefit of time, one is better off buying after a recession, not before.[/quote]
What happens if a recession is still 5 or more years off?
Very rarely does a recession cause a big enough housing price drop to make it worth waiting IMO.
The 2007-8 recession was an outlier event not likely to be repeated.

The Ranch 88 market on Ynez RD is a good sized Asian market, also has a decent restaurant, herb shop etc…
The Restaurant has Vietnamese and a variety of Asian food,
Kind of like Sam Woo it has a fast and a more formal dine in side.

ParticipantMy Wife does not seem to have any problem finding people to speak Chinese with no matter where we go in SoCal, even TV.
There are several Vietnamese restaurants in TV as well as a good sized “mostly” Vietnamese super market.

But even former gov Brown said, only a reasonable pension should be guaranteed, I think leaving a door open for default and restructure.

ParticipantI don’t want to get too far off RE topic in this thread but even the dedicated democrat Warren Buffett said he would never buy RE or open a biz in LA or San Francisco becuse of the unfunded pension liability.
