ParticipantI am paying 1725 for a 3bd/2.5 ba condo 0.5 mile from the beach in Carlsbad. My lease is up this November so I expect about a 2 – 3% increase. Same exact units are languishing for under 500K. These are nice condos but old (25 yrs.) and small (<1500 sq/ft). I wouldn't even think of buying over 400K.

You didn’t say if you have kids or not but I am going to assume that you don’t but are planning to have them in the near future. Based on this assumption then Carmel Valley is a great place to set down roots and raise a family.
Spend a considerable amount of time on this blog and others that deal with San Diego and you will quickly rethink buying in one year. By being new to San Diego are you also new to the concept of Mello-Roos? This wonderful little non-deductible tax will have you running away from places like Del Sur. However, because of this special tax it makes the older homes in Carmel Valley more desirable because they don’t have Mello-Roos and have much larger lots.
I can empathize with your desire to buy because of the dogs but if you do find a good rental then just sign a 1 yr or 2 yr lease. This will give you even more time to scout out the areas and more time to watch the real estate market. Granted you have pay a hefty fine for breaking your lease should you decide to buy during your lease, but if you plan ahead for that contingency then it is manageable.

The Clinton administration debated endlessly with the Justice Department and the CIA over whether or not the USA had the legal authority to assinate bin Laden. Good grief….
Bush Jr. let bin Laden sneak out of Tora Bora in 2001 by letting the Afghan warlords conduct the ground fighting with US air support called in by the special forces/CIA rather than the US conduct the ground operations.
Now obviously I wasn’t there and neither were any of us who are posting on the subject but the consensus from those who were there is that Bush really screwed the pooch at Tora Bora.

ParticipantI always have to log in multiple times. Sometimes I get an error saying I do not have permission to post or I get a blank page.
These events routinely ocurr on both the old and new server. I use firefox so maybe that is the culprit?
My solution is to act like a trained circus monkey and keep pounding that square peg into the round hole. Specifically, I just keep logging in and refreshing the page until I see the “log out” link.

ParticipantI have spoken with many parents who have their kids running ragged 7 days a week doing after school stuff:
music lessons, sports, etc.These parents have their reasons but most of them push their kids into these after school activities because they are padding their “resume” early so that they will be primed for college admittance.
Everytime I hear a parent lament about how busy they are because of their kids activities I always ask:
“Do they enjoy it?”.It’s such a simple question and yet the answers I receive are so obtuse and complicated.
It is my hope that Mrs. speaker and I can lead by example so that the little speakers will be motivated to do things on their own.

ParticipantI am in the same position as Carlsbadliving:
The owner of my condo bought 20 years ago and their taxes are right on line with that timeframe.My property management is kind of suspect but at least I know won’t be booted because the owner is in dire straits.
However, I do have one anecdote to share:
My good friend rents one of those giganta-normous homes in N. County and he is now being harrassed (sp.?) by the owner to either buy this place or be allowed to put it on the market so the owner can sell the place. good luck. This particular owner had no problem telling my friend that he owns multiple homes in Ca. and elsewhere and is losing money fast. On this particular home in question the owner is losing over 2200k/month because that is the difference between the rent and the mortgage. My friend signed an 18 month lease and he has another year on the lease.I told my friend he better seek some legal advice as this situation is going to get dicey in the coming weeks.

I think the prices are remaining flat or somewhat stable in Norht County because they have a lot of newer, big homes that have more flexibility in their prices. Aviara/La Costa in Carlsbad and Encinitas Ranch in, well, Encinitas (I know, duh).Anyway, what I see in my neck of the woods is newer homes (1999 and on) selling next to much older homes (1975 – 80) but they are selling in the same range (750k – 1 mil). Those older homes have to drop in price sooner rather than later.

ditch the cable bill and the internet. the library has free internet.
also, the married couple (name escapes my mind) took out a HELOC to buy the damn RV. bad bad bad move. Sell that thing now.
As for the single guy trying to make ends meet? what an inspiration. he did not once blame anyone or anything for his situation. he is taking responsibility. what a refreshing idea.
Being married myself with a family the Mrs. and I both work because we both have 401ks from our employers. Knowing that social security won’t be there for us when we retire this is primary source for retirement savings. My wife would love to stay home with the kids but those during those years that she wouldn’t be working we would lose out tremendously on the tax deferred gains on our 401k contribution. Raising kids is not only about providing shelter, food, and clothing. it is also about parents being able to provide themselves come retirement.

his wife is a real estate agent….he is the county assessor….he takes contributions from the real estate industry….the list goes on.
can there be any more clear case of conflict of interest than this!?

ParticipantLet us also not forget that this time these defaults are more than likely going out to homeowners that have no equity in their home. They have no equity either because they put no money down or they re-fied.

ParticipantThe homes in SEH are big with high ceilings and lots of dead space. It requires a lot of energy to cool and heat up all that dead space. Sure, a central air unit can be efficient but that doesn’t change the fact that with a larger home it requires more cooling/heating. I find it amazing how much hotter it is in the SEH area given its proximity to the coast (10 mi. ?)
