Please push down this mantra your throat.
Of course you’d have to forget the bust which happened in last 35 years as that would never happen πAnyway, for QCOM, looks like this is just the beginning unless they find some another revenue stream which is strong enough to keep expensive head count in SD.
A lot of my friends working in qcom has stopped looking for house as they realize how vulnerable they are in sd when it comes to finding another opportunity.
Just sold one of my rentals booking 40% profit and invested the money in bubblicious stock market which may crash anytime. I want to make money on the momentum not on the value and am already up 20% in last few weeks. Not bad to get couple of hundreds of grands for a click of a button and have steel of a heart:-)
but my gut feeling is: stock market would correct at least in the coming time along with housing.The lesson is: Party as long as the music is going on but exit before the music stops π

i am not sure what kind of bank it was but it was not probably gse.., for my second hse my lender was brian wada..
my first house was paid off almost and i had dti in control per my knowledge.
I am not financially very savvy when it comes to details but I definitely have an eye over the bigger pic.r u guys planning to buy now ?

I didnt encounter a case where I had to show long history of rental income..

I always need to be in a position to be able to afford the 2 houses: The one I am living and another I want to buy.When I bought the third house, I simply showed them the rental receipts for second house, it means lender does not have to worry about second house as rent covers the mortgage for second house

It is not easy to get mortgage for second house unless you can show you can afford both the houses at the same time.

I have 2 SFRs in SR and they are small homes.
I usually prefer high quality residents and may even lower the rent for them.I bought them in 2011/2012 and thinking about selling them off. I am + cash flow but not a lot. My tenants usually stay with me for years.
If you are targeting QCOM employees, Mira Mesa is a hot area with improving school district rating year over year.
Penasquitos is OK, SR is better but I think Mira Mesa is bestI’d wait for next correction to happen and buy in Mira mesa, an area I like most. Most of the blue collar people are getting pushed out of Mira Mesa as they are gradually cashing out and are filled in with qualified professionals..

the company’s india office has grown drastically in the last 5 years.. from 1K to 9K head count.of course when you do large acquisition, you need to reduce redundancy and that’d happen for sure… keeping cost in mind
my tenants are qcom employes and they wanted to buy houses ins d, but put that off for next few years as there is very little mobility in sd when it comes to sd
my previous tenant lost his job in qcom n had to relocate to bay are.
bay area is good for software jobs, but for rf engineers, it is stll a struggle..fun4vnay2ParticipantThe reason for lay off is cost cutting and layoffs would be done where the cost is most and jobs would be moved to lower cost center.
