Jokes aside you really need price and exposure, because any house priced right will sell despite the location, at least around here. If you want to handle the exposure part of it go ahead. That is always and option. On your marks, get set, go …report back in 30 days.

Pro photos? Glossy fliers? That’s so cute. You must be one of those realtors who jumped on the bandwagon in the past couple years when the market was selling itself. Kinda gave ya some false confidence did it? Not going so well now is it hmmmmm?
To think that an open house, a glossy flier, a pro photo, or anything like that would motivate a buyer to make the biggest purchase in his/her life in a declining market with a huge inventory of short sales, foreclosures, and unrealistic sellers is naive.
A good REA will make their seller see the light about pricing. What the house was “valued at” before doesn’t mean diddly now, nor do comps. It’s worth what it will rent for! Price accordingly. Most of the people who bought houses from you in the past couple of years will never be able to buy in this market (and perhaps never in their lives again). You should be targeting wealthy investors and foreigners for now. Wealthy investors will buy when the price is right (see above). Many foreigners seem to be taking the market indicators very lightly so paint a rosy picture and they’ll believe you: it matches what they want to believe. Tell them they’re throwing away money on rent, they seem to like to latch onto that point. It would greatly help to speak Hindi and Mandarin (no intent to dis). There I’ve thrown you a bone, now go away. Sell some houses and post the results here!
PS If you aren’t selling anything you may want to consider going back to your old McJob, letting smarter REAs handle this market.
