I think people get frustrated when they hear that every property has 5-10 offers. Those of us who haven’t purchased yet get nervous when we hear this.
We must understand that the majority of buyers today are putting multiple offers on several properties at a time. We are in a short sale market and the two buyers I have spoken to recently made 5-7 offers before they landed their home. One ended up with their first offer 6 months prior.
I think the statistic of how many offers each short sale contains can be very mis-leading.
I would be interested to hear from a realtor if they can confirm that their clients make multiple offers while waiting for a short sale to close.
Are there really THAT many buyers or is it all just the same people making offers over and over again?July 2, 2009 at 6:46 PM #424614propertysearchaddictionParticipantI think people get frustrated when they hear that every property has 5-10 offers. I have posted a lot less lately because I have also been swamped. Really though there has always been an undercurrent of hostility towards those who have made purchases in the past year.
As some of us have always maintained, for one person to speculate on what “expensive” is to them verses others is pretty laughable. I can honestly say that many buyers now not only put more money down then ever before but acknowledge the potential for future depreciation. The other common misconception is that lifestyle is a meaningless factor when in reality is is very meaningful for some people.
I caanot argue that the raw numbers dictate that prices should decline if the inventory was allowed to hit the markets or if the govt didn’t manipulate the markets in favor of the lenders…for those that wanna wait, no problem wait. However if you spend all day trying to figure out where all all these people coming from and how can they afford things, just let it go man.

July 2, 2009 at 7:19 PM #424401sdrealtorParticipantFWIW, I fully expect that any buyer who has made an offer on one of my listings has done so on several others also. However, as soon as I get an approval I am finding more often than not that the 1st buyer hanging in there and when they dont there is another ready to jump in their bed.
