I understand all of that FIH, but the “buildable” land available and other factors may continue to cause San Diego to become less and less affordable. I’m just stating what many “in the know” clearly see coming. Don’t shoot the messenger.

(a lot of it not coastal true) but buildable none the less,Seems to me even in SD city boundaries there is quite a bit left.
it may need re-zoning however.
I know it will never happen, but if camp pendleton ever closed that would be what 20-miles of coast line?
Even close to Downtown, there are quite a few area’s that it would make sense to be redeveloped in to much higher density at some point when the cost/rewards made sense.
That’s what is happening in LA downtown.
February 24, 2015 at 2:16 PM #783308flyerParticipantHope you’re right, TS, but that’s just not what I’m hearing from developers, and/or others. They see a “priced out” scenario in the future–even factoring in “crashes.” Again, only time will tell.

but it did not stop the inland area’s from being built. (and still being built).

Do you want your family and kids to live within 1/2 drive (including traffic) or do you want them to move 2 hours away, or more with traffic?

it’s all relative, Not “ALL” the Jobs will be close to CV forever LOL.

February 24, 2015 at 3:16 PM #783313FlyerInHiGuestFor starters we could make easy and cheaper for Qualcomm’s rivals to get variances to put up new office towers nearby. We could also make easier for builders to put up new apartments and condos. Barriers to construction increase costs for everyone.

Why should a government central plan design 40 years ago dictate the setbacks and building height on a lot today?

If San Diego provides better alternatives, companies won’t locate in Carlsbad or Oceanside.
I say let the markets decide what is built and get the bureaucrats out of the way.

I don’t think it is realistic to think “ALL” industry of merit will forever be only in close proximity to CV.
And That Carlsbad (or any city) must forever be just a second class retirement community and bedroom burb.
That’s just not realistic.

That kind of density would work in the tech region of San Diego — Carmel Valley/UTC/Sorrento/Mira Mesa, along the 56 to Penasquitos.
