TG, this is a good argument for picking up a rental in the college town of your kid’s choice … preferably one where housing is scarce. Have you considered the amount(s) you can collect monthly from OTHER parents (of your kid’s roommates) who are in desperate need of housing for their student?
Just a thought. It beats the sh!t out of an 80 sf dorm room with two substandard bunks!

Air quality in Temecula is better than most developed regions in CA. I’d provide some data, but there is very little. Why? Because they just started measuring it 2010. Before that, there was no need to measure smog because there was none to measure.
Temecula is hotter than most of San Diego. Highs are an average of 20 degrees hotter in the summer, but lows are about the same as SD. In other words, it gets hot for few hours in the afternoon, but cools off nicely in the evenings. (I personally prefer this to marine layers and “June gloom.”)
Granite construction is huge, and probably has more money and pull than Pechanga.
Granite execs would lie to their mother to make buck, but I think most of their claims about the quarry may be true. The quarry will not be visible from the freeway or anywhere in Temecula, and the blasting sounds will be minimal. It could very well turn out to be no big deal.
There are a lot of Marines living in Temecula. I know of five families within a quarter mile of my house. (The military housing allowances must be pretty nice.)
Traffic? Yup, I-15 usually sucks during evening rush hour. Now, pull up sigalert at 5pm and tell me if you see any red on the SD freeways.
The vast majority of homes built in Temecula were constructed in the late 90s or later. All new construction, well planned streets, etc.
Schools are excellent, crime is some of the lowest in California, and the city government has no budget issues.
“But I like living near the beach!”
How often do most SD residents actually go to the beach?
Most of the Temecula hate is based upon myths, stereotypes, and pretentiousness. If it helps you rationalize your Carmel Valley mortgage, then have at it.
Haters gonna hate.
