on the issue of “temecula is the fancy place, murrieta is the ugly stepchild”, I kinda remember in the 04-06 period, the median sales prices actually being higher in murrieta than in temecula. i was looking at places in murrieta at the time and i don’t remember at all during the bubble anyone saying murrieta was a cheaper, lesser option to living in the primo temecula area. indeed, i remember the opposite, that murrieta was higher priced and a little better as the “newer” area. I could be wrong, but I’m pretty sure i remmeber the pricing right…theyw ere definitely close, though….

That complex has been mid-build since 2001. The developer never finished and the city (Murrieta) has fought for years to get it torn down. It has deteriorated and rotted.
