temeculaguyParticipantDon’t get me wrong, I am a card carrying lifetime BUGS fan club member so I hope my post didn’t look like I was disagreable, just throwing my $.02 in because I am not in the industry and my daily life and peer group resembles joe six pack more than some of the professionals here. In my little fishbowl the watercooler talk has taken a turn these last two weeks.

temeculaguyParticipantCashman, don’t get frustrated, it really is around the corner. Based on where you want to live and the price point you can almost guess when it will hit. It is not a tornado that just hits a few spots, it is more like a hurricane and as you see it get closer you can guess when it will hit. A year ago there weren’t many examples bt a lot of good guesses around here. Those guesses were right and the outlying areas like Temecula, El Cajon and Chula Vista are showing some serious declines, next stop will be the mid to low range stuff in the city, the 78 corridor and the more speculative or recently built areas. Then the higher end recently built stuff and lastly will be coastal and high end established neighborhoods with good schools. Based on what you want it may be tomorrow, December, middle of 2008 or 2009. If you want an oompa loompa you may have to wait until the end of the tour.

temeculaguyParticipantBugs, don’t you think that there will be even less of them as we move forward. It’s not just on the bubble websites and the financial news anymore. This week the cover of both the union and NC times were splattered with stories of R/E falling and the obligatory profile of a family being forclosed on. National news and mainstream websites (yahoo, msn, etc) are almost daily highlighting that things are going down, not even paid industry spokespeople are saying much to defend it.
This poster wrote their question as if this site was the first time they heard all was not well, others have started their threads that way but now I think even if you live under a rock someone has spray painted “don’t buy a house now” on the rock next to yours.

I agree that it isn’t likely that Texas R/E will go up while California goes down, historically I don’t think that has ever happened for any sustainable amount of time.

Daily news stories about how bad things are, brown lawns while driving around, weak sales, builders losing money, it will add up over time. Buyers can hold out and have a lot readlily available advice to do so. Builders, forclosures, arm resets and people falling behind no longer have that luxury, they see time as working against them. Patience young Jedi, Patience.
