ParticipantHLS is the taking over of payments something that is feasible today? In the last downturn I saw it happen because almost everyone had a fixed rate loan and many had lower rates than the current market so it was done in situations where the realtor commisions was the margin of the short, so it worked for both buyer and seller. The buyer got a loan at about the same payment but with a few years knocked off and no downpayment, without the PMI, seller got out intact with no credit ding and no tax bill for the short, it was symbiotic in certain circumstances. Any of those 5-6 people that don’t have a toxic arm and are South of lower 79, you have my e-mail, maybe I can get at or below 6%, sub 30 yrs and the karma factor to boot. Because I have a downpayment I think my best bet is with the standing inventory from the builders but you never know until you see the numbers.

If anyone listens to him and acts on his advice then comes here afterwards and claims to be a victim of a predatory lender I will have to decide between vomiting, laughing or figuring out a way to do both simultaneously.
I’d rather have a two hour conversation with Mozillo about bronzers than talk to Chamberlain about real estate. Ever notice how Angelo always wears a colored or striped shirt with a contrasting white collar and his grey hair is whiter than most people’s teeth, I think he is purposely framing his tan with contrasting colors, the man is a genius.

ParticipantNot to get off topic SD but I will, Adrian picked the right time of year, however until baseball gets a salary cap I can’t get all the way into it, the yanks 195 mil payroll and seven teams over 100 to the padres 58 mil, it feels as much like a sport as deer hunting does, it’s just not fair.
Do fear the Pats, they were busy in the off season and got what they were missing, it’s still pre-season but they are the team to beat. My favorite author, Bill Simmons at espn’s page 2 hasn’t even gloated yet about his beloved pats so let’s wait and see if anyone can stop L.T. before we lose any sleep.
Back to the topic, I think that energy efficiency will become more popular with policy makers and consumers, energy costs will not go down and as a buyer they do play a role in the back of my head when shopping for houses. I can afford a larger home but I keep looking at things under 2400 sq ft and sometimes much less just because I know they are more efficient and have lower carrying costs. I also tend to like some of the energy efficient features of newer construction (tankless water heaters, vinlyl windows, finished and insulated garages) I find irony in people that live in 3500 sq ft homes with a 1/4 acre of landscaping and drive hybrid cars. It’s like the big mac and diet coke irony. For me it’s not about being green it’s about selective frugality.
