ParticipantRSF wouldn’t really lend itself to ppsf or rental percentages like a tract home or a normal home, that’s a niche market, an extreme niche. It will certainly not compare to a a condo or even a ghetto house when comparing rent to purchase ratios because they are rarely rentals and they don’t pencil out as rentals very often. Unfortunately, to get a feel for it’s value you are stuck with normal comps and historical prices for the immediate area.
Patb, if you are not familar with that area, it’s Bel Air of sorts, only about at thousand houses and loaded with celebs, hard to valuate using conventional methods.
Check the notable residents list near the bottom, it’s actually missing some that I know of personally and I’ve never been there.

I’d say 2001 pricing is a safe play and was always the goal when this thing started, regardless of the zip code (except for detroit).
Enjoy the pad, what a cool place to live, I could never live there, I’d be drunk all the time. I’d be at the local watering hole every night and at every BBQ I could crash every day, there are just too many people there I’d want to get drunk with to hear their stories. Lefty, Pete Rozelle, Bill Gates, Luke Walton, Arthur Laffer just to name a few, I’d need a new liver every year. Can you imagine being drunk in a bar or at a party with a bunch of guys and you keep trying to get Arthur to say “vooodooo economics” in Ben Stein’s voice from Ferris Bueller, anyone, anyone. I’d laugh till I vomited. Plus I’d probably try to hit on Janet Jackson, Jenny Craig and Juice Newton so many times there would be restraining orders against me (and that’s just the J’s).

I remember they used to sell t-shirts, coolers, lawn chairs and a bunch of other stuff that i can’t find anymore, every few months I search e-bay to no avail. They made logos for things and sold the items, like bobby dooley’s “western estates homeowners association” lawn chair, “Ted’s Steak house of Beverly hills” polo shirt, and one of my personal favorites “The citizen’s auxillary police” ice chest, Jay Santos is a riot.
The first skit I ever heard was about some new doll that was being declared unsafe and while interviewing the person inspecting the doll, the doll started eating the persons hair, they were screaming, I laughed so hard I hit a curb with my car. I know it was before 1998 because the curb I hit was near a house I moved from in 1998, I’ve never found that skit since, despite hours of trying to figure it out. I think it was one of his old Ray’s place cd’s but I’ve never found it.

ParticipantDoesn’t it feel better to see the light? But we wont be “sending” anyone, you still gotta go out and find them. I hate to give up all my “how to meet women” tricks because knowledge is power, but I guess it wont hurt, here are my favorites:
1) get a wingman or a posse, make sure there is at least one fairly dumb, good looking guy in it. We call him the “bait” and you can be the hook. He brings em in, but he’ll fail to keep their interest. In my posse, we actually call him “bait” as his nickname. It helps if he is marginally employed as well.
2) Roll with your possee to places that other posse’s don’t roll. Avoid sporting events and bars. Groups of dudes do that, you need to be where groups of women go and dudes don’t go. Women travel in packs, it’s primal, single women never go anywhere alone. Wineries, festivals, cruises (the 3 day ones), palm springs. Find a single female friend and ask her where she would take a girlfriend to be supportive after a break up, then go there.
3) The gym, especially in January or February. But stay away from the weight stacks, go with the cardio and the classes. Pilates, yoga, spin, and kickboxing. go between 5 and 7 pm, go during monday night football, it’s a chick fest. When in the classes and at the cardio, don’t strike up a conversation or take a spot next to the hot chick, just play it cool for a while, after a few classes, and after she says hello, then it’s time to talk, don’t look like you are a player just be in the right place and always offer to open doors, put away equipment but in a gentlemanly way. Think Bond, not Bluto.
4) Stores- grocery and clothing. Shop after 5 p.m., smaller markets, gourmet places, department stores, etc. Time of day is key, after work and weekends, don’t be James Bond here, self depricating jokes are acceptable here, asking innocent questions is fine in this environment. Don;t be cheesy, be real.
5) Big parties, weddings, street fairs, block parties, these are all good. I especially like cooking and/or dance classes. You end up meeting them and learn to cook or dance the tango at the same time, you don’t just have to meet them, you have to be an interesting guy in order to keep them.
That’s all I can think of right now, CAR and Ricechex, you guys are right, some criteria are fine but too many can be restrictive. There isn’t a woman out there that doesn’t have something that is beautiful or wonderful about here and there isn’t a woman out there that doesn’t have something wrong with her either. Since you can;t have it all, have what is important to you and compatability is weird, it cannot always be predicted.
