ParticipantI may be wrong but remember the 40% number being a national figure while the SD number was about 15%.

ParticipantWhile I beleive prices are heading down, I dont beleive he are heading for a 50% crash. The mild correction I believe in would not cripple the economy. The 50% crash she believes in and tells people is coming with conviction would damage far more than a few potential home buyers overpaying would. I was just wondering how she reconciled that in her mind.

I’m just thread skimming here but one quick thought to consider. Truly impartial surveys are very rare in reality. The way you ask a question impacts the response you get and it is very easy for the survey sponsors biases to be introduced unintentionally.sdrealtor
ParticipantA classic post. Though I believe Carmel Valley is probably more of an exception than the rule with lots of very high wage earners (i.e. doctors, lawyers, business owners etc.) rather than engineers and techies who are more likely to have to relocate for job reasons.

If you are satisfied that it is in fact Docteur, respond from your real email account. Then just cancel the temporary account and have your privacy preserved.

I dont know Del Sur all that well but when I pass through that area I see nothing but lots of land. The areas I know best and speak off are North County Coastal areas closer to the beach. Specifically, South Carlsbad tracts Like the Bay Collection, La Costa Greens, La Costa Oaks and yes even parts of Bressi Ranch. They are being built by large publically traded builders. The key to getting a good deal is finding a house that is at or near completion which you can close on before the end of the fiscal 1/4 for that builder. You need to be prepared to close quickly (i.e. 30 days or less).sdrealtor
ParticipantOne question PS? If you succeed in your mission and the market crashes as you wish by 50%, how do you reconcile the far greater damage that would be done to those that already own homes with the benefit to those that wont buy?

There are alot of great new home neighborhoods being built in great areas that are the last of their kind (i.e. there just isnt the prime land available to do projects like this again). Most of these neighborhoods will be built out by the end of this year. These are great opportunities for people that can afford them. The publically traded builders are on their last hurrahs and are under intense earning pressure. The execs knows this and know its their last chance for a great payday before real trouble sets in next year and big bonuses are out of the question. I expect the builders to get very very agressive and to borrow tommorrows sales like the automakers did last year. If you have money and can close in 30 days or less, there should be deals to be had between 8/15 and 9/15. I expect 15 to 25% below what others paid 6 months ago and maybe more. The same or better deals will be out there between 11/15 and 12/15 but the pickings will be much slimmer.
I have two clients that are waiting to strike.

I operate on logic while you operate on the hope you were right in selling what you initially called your dream home but which we later found out was in a location you werent thrilled with and thus not your dream home. You are not threatening to me in the least. If I wanted to, I could make more money in corporate America or maybe even retire at a fairly young age. Boston_OC understood my comments and was not upset at all. I dont remember reading any of your Sell Now posts and live a very happy contented life free of rage. You are the one shrouded in negativity.
As long as you post extreme views that I disagree with, I’ll offer my counter points. If anyone is obsessed it is you. I disappear into my business and my life for days. I take frequent vacations and spend lots of time with my kids. Your hands are glued to your keyboard and I see your regular posts on at least 3 or 4 other blogs I check from time to time but dont post on. I think its pretty obvious who is obsessed here.
