wth is a realtor doing on this forum anyways?
June 14, 2006 at 6:29 PM #26918lostkittyParticipantsdr- I do not know powayseller other than from this site… I respond to your horrible attempts to quiet and discredit her because I like the threads that she starts adn i like all the research she does and shares with everyone here. I dont care WHY she does it all, I just enjoy reading and learning. I couldnt care less if anyone else steps forward to support her like I do or not – I speak up when I witness something that is wrong…. even if I stand alone.
The way you’ve treated her is atrocious. It is interesting that most of the people who come forward to support you are mysterious new “lurkers”. So either #1, you are making up new people, or #2, they were not around when you were making those weird threats to “tell everyone who she really is” after you got on-line, searched all the facts she gave about selling a house, and narrowed it down until you came up with the one you knew had to be her sale. You then attacked repeatedly with ridiculous, and erroneous, “facts” you unearthed. You looked like a creepy stalker then, and maybe these new “lurkers” were not around for that.
The rest of what you write I did not say either… I said I “love” a different poster for his politics (I think it was Farls) and I was KIDDING – lighten up, I said I got a skin infection on my BOOB from the water pollution in Coronado…
The only thing you got EXACTLY right was that I said you are an a$$#@le. Which you are. Volatile personality. No wonder you give fake email addresses when you sign up for blogs… dont want anyone tracking you down after you go around starting fights and attacking people on-line. BACK OFF!

SDR – I for one enjoy your insights and knowledge, and feel it is valuable here. However, the way you position things could certainly be done a bit better. Why attack PS, she has her opinions, like we all do. By attacking her like that you are also guilty of what you accuse her of, off topic commentary. If she is or is not off topic, who cares? I do not see why you cannot let that go? I just move past posts that do that, if they do not interest me.
Why not just give us your insights, which are invaluable, but just have a tad better bedside manner? Some times taking the high road, is the best road. Should I tell all of my clients who did not listen to my sell recommendation in stocks on May 10th, that they are morons? Or should I try and help them figure out what to do next, now that they are calling me in a panic?
It just becomes a matter of how to deal with people the most effectively. However, I would like a ball buster like you as my RE agent in the future? LOL! Pummel those infidel sellers for me!
June 14, 2006 at 10:02 PM #26951AnonymousGuestKIKI – ShortSaleHomes.com assists owners holding interest only loans with 100% financing that was granted because of borrowers 700+ mid-FICO and upwardly mobile employment. Life’s changes in this slowing market will soon mean they MUST sell.
If a seller’s total net worth is lower than 10% of the “NEW, LOWER MARKET VALUE” of their home, they must act early (best BEFORE DEFAULT) to qualify for Debt Forgiveness by their mortgage holder. They can retain their “GOOD CREDIT”… as they leave their Sunbelt Dreams for life’s greener pastures… To purchase their next home, with 100% financing possible AGAIN!!
Not a slam dunk without knowledgeable realtors, lenders and tax folks! I participate in ShortSaleHomes.com. Please check it out. I’m an experienced realtor, loan officer, property manager, investor and grandfather in San Diego. By prudent investing in a dozen homes over the past 10 years, my realty net worth has grown by 1000%…
Everyone can find some good buys in TODAY’S BUYERS MARKET … and if you find GREAT BUYS, don’t WAIT on THEM to go lower … (unless interest rates hit 7.75% and local unemployment reaches 6.25%!!)
Expect mortgage holders/banks to become “bureaucratically pliable” to the Loss Mitigation Process (around 1/1/1008?) Short Sales will suddenly become a publicized alternative to FORECLOSURE, offering reasonable buyer gains with minimal “loss” to the sellers. (..AND their lenders OR us taxpayers covering Fannie, Freddie and Ginnie!) At that time, many long term investors seeking to escape the next Rust Belt nightmare will relocate for their “good deal” in the next California Dream!
The recent homeowners ‘Buy Low, Sell High, Move Up’ mantra with “finance low and do it often” is shifting to ‘Buy Right, Finance Well and HOLD’ real estate for the intermediate/long term”! SO LIVE WITH IT AND LIVE WELL!
Comments, anyone??
June 14, 2006 at 10:05 PM #26952docteurParticipantOK. I have to step in here. There is absolutely nothing to be gained by trading insults. Nothing.
If you want to insult one another, get a radio talk show.
An intelligent person can respond to another courteously and without malice, regardless of what the other person has said or how ridiculous it may seem. Take the perspective that anyone who communicates on this forum deserves our respect, simply by being willing to take the time and energy to participate.
The intention here should be to support one another in gaining knowledge in a wide variety of areas, real estate being the primary one. Our commitment here should be to share our ideas and information – that’s what a forum is all about – and to always leave the person we communicate with in a better condition than we found them.
Insults shut down communication. It’s that simple. They run counter to what we, as a group, intend to accomplish here.
I suggest we start each new response with the mindset of “Thanks for sharing that and participating in this forum. I invite you to consider my point of view…”
My doing that we internally acknowledge the importance of each person’s invidivual contribution to our overall knowledge base and set up the condition within ourselves to communicate effectively and responsibly to everyone else who is participating in this forum.
Respect should permeate all that we say and do because if it doesn’t, your intention is not to communicate but to insult or hurt or feed your ego. “Vengence is a wheel that crushes the one who starts it in motion.”
So be like Thumper, the little hare brain, who said these immortal words in “Bambi”, that great Disney movie:
“If you don’t have something nice to say, don’t say it at all.”
Or, to those of you who can relate better to Archie Bunker and may have self control issues: “Stifle yourself.”
June 14, 2006 at 10:09 PM #26954PDParticipantToday’s good deals are tomorrow’s fools price.
Phrases like, “dead cat bounce” and “catching the falling knife” come to mind.
It is actually kind of nice to have a RE bull posting for a change.
June 14, 2006 at 11:27 PM #26960docteurParticipantI’ve been cloned. Thanks PoppaKoppa for stepping up.
June 15, 2006 at 1:43 AM #26963rankandfileParticipantI second that, PD. I am not always in agreement with SDR’s comments, but it’s nice to get that change in perspective to keep us on our toes. As for highjacking the thread, whoever contributes to the bickering going back and forth (including me) can be considered hijackers. I like PS’s shorter comments, but there’s something that makes me think Powayseller is the host in disguise. Like Phil Hendrie acting as Bobby Doolie or Margaret Gray. Call me crazy.
What was the poster’s question?

June 15, 2006 at 3:19 PM #27039kikiParticipant"I suggest we start each new response with the mindset of "Thanks for sharing that and participating in this forum. I invite you to consider my point of view…"
docteur – i couldn't agree with you more!
PoppaKoppa, thank you for your response. I went to the site, but to see answers on the topics i am interested, the site ask for too much personal information. i do not want to be called or contacted.
At this point i prefer to get information from forums like this one. Where i can see different points of views so i can make my own decisions. Waiting hawk asked what is a realtor doing in this forums. I think (notice this is my opinion not necessary a true fact) that a good realtor wants to know the demand trends and psycology. They know the market and short/mid term demand (people that contact them thru websites, referrals, etc.) but by participating in these forums they could get a look in to a group of people that could be a buyer but are not. That adds another factor they should consider to develop their job strategy.
In that sense, i find it great that realtors, appraisers, etc participate here as well so we can learn from their experience and the insight knowlegde on the market.
Again this is why i like these forums as opposed to websites with only RE agents view or only bubble believers view.
Back to PoppaKoppa, as i mentioned before i am not even sure i want to live in SD long term so the "HOLD" in "Buy right, finance well and hold" is what i cannot garantee.

"If a seller's total net worth is lower than 10% of the "NEW, LOWER MARKET VALUE" of their home, they must act early (best BEFORE DEFAULT) to qualify for Debt Forgiveness by their mortgage holder."
I still do not understand this "debt forgivenes" programs, If someone makes a bad decision, he/she have to deal with the consequences. I understand if lenders give program to help refi the debt, but forgive the debt is what i do not get.June 15, 2006 at 3:34 PM #27042PDParticipantSometimes corporations will write off debt. In other words, they decide not to pursue getting repaid. They do it for many reasons. Sometimes the cost of trying to collect the debt is too high or they might just want to put the debt in the past and not have it showing up anymore on their profit and loss statements. I was directed to write off millions when I worked at a big corporation.
The company is supposed to file a form with US government alerting them to fact that a certain amount of debt as been forgiven for a certain person. The government views this as a kind of income (almost as if they gave the person the money and they used it to pay off the debt). That person is then taxed on the amount of the forgiven debt.

June 16, 2006 at 8:02 AM #27063barnaby33ParticipantI thought your post was quasi-informational, until I came upon this: Everyone can find some good buys in TODAY’S BUYERS MARKET … and if you find GREAT BUYS, don’t WAIT on THEM to go lower.
I think its pretty safe to say there are no great buys in today’s market, this just makes you sound like an RE cheerleader. It is by no means that I know of a buyers market and since housing is always an investment in San Diego(even at its cheapest its still expensive), why wouldn’t a person wait till the price is as low as they think they can get it?
It’s ok to be an RE cheerleader, but not in conjunction with pushing a service. A short sale or foreclosure web site that you have a vested interest in, especially when you make comments like the one above.
It didn’t seem like your post was disseminating information so much as pushing a service and that is a very dangerous line to walk.
