Penridge as you know is in Sommerset. I think that it will not be to long before all of the homes in Sommerset will hit 450k. Will they go down to 290k in the future? It is anyone’s guess… perhaps… perhaps not. This subdivision (which I do know very well) actually held up fairly well but is now starting to get hit.

Participantsdrealtor I did not miss the Camino Verde pending. As I wrote, the only comps I pulled up were for the Belleza subdivision. The Camino Verde comp that you pulled up did not list Belleza as the subdivision so that is why it did not come up in my search.
Again as I wrote in my post above I am not really saying anybody is right or wrong here. I would not agree that prices are at the 2003 level. As I posted, they are “heading” in that direction, I think they will get there but no they are not there yet. Your point rings true that in other areas of the county we are certainly at 2003 prices while indeed we have not reached them yet here. I do think ocr’s point was to say that hey here is one here and one there, yes cherry picking, yet that is how it starts right? However people on this board tend to get all worked up and yes, they sometimes do take a distressed listing and extrapolate it to a much broader extreme which is erroneous to do.
Finally my point about the two comps was not to point out they are stale by any means, it was more to point out that the volume is low. Admittedly I am not an expert at this particular subdivision so maybe that volume is good for the size of the subdivision. I would say that the trend will keep putting pricing pressure on this subdivision (and area as a whole) such that we will see 03 prices here…. not sure when though.

ParticipantI am not trying to take sides here at all. Jumby you don’t come across as trying to sell anything, seems like you were soliciting opinions…however the minute I was turned onto the product I felt it was simply nothing more then a ruse to sell HELOCs.
I was turned on to it when an old high school buddy who I had not heard from in 20 years somehow found me several months ago… after 10 minutes of catching up he mentioned the school for Noveau Riche and the MMA program and was trying to get me to join the sales force.
After he told me about this program I simply said I could do better by just paying down my nut early and having a diligent budget. Why not do that instead of using a HELOC to do that? He came up with alot of ideas, such as the HELOC forcing discipline, increased writeoff, etc…
I laughed and reminded him I was an engineer before I was a Realtor and that programs like this don’t offer my clients any better advice then I could give them with a simple XL spreadsheet, some common sense, and my program is free…I guess he didn’t think it was to funny.
