Participant
phaster, I guess I agree with the article, that 5 mil might be the tipping point where people do not feel constrained but 1 mil, no way. We all have our own strategies but hypothetically if a person wanted 15k monthly in perpetuity plus 3% inflation for retirement they would not feel wealthy without restraints but they might feel comfortable if they had between 1 and 3 mil. Depending on the website and the calculator you use, you need about 2 mil to make that happen. So I’m not surprised 70% of those with 1 mil and up don’t feel wealthy without spending constraints. Plus most people who save more than 1 mil did so with constraints that they will not readily part with despite the number on their statement.
The Mass Affluent, according to Forrester, are current investors with $100,000 to $1 million in assets (excluding the value of their home). Currently, there over 40 million people across the US that fit into that category and they hold about a third of all retail investment assets.being wealthy IMHO means being able to say “FU” in ways people can only fantasize about,… for example instead of a kickstarter to appeal to liberal “Mass Affluent” AOC supporters to buy trump tower in NYC and turn it into low income housing for latin american economic refugees,… TRUE WEALTH would be having the ability to pay market rents/prices and turn trump tower in NYC into low income housing for latin american economic refugees

Participant
I am reading Rich’s latest article, “Shambling a tiny, halting step towards affordability”.
One of the key premise seems to be that “valuation always falls back to mean” (mean reversion). This is the bedrock of any value investing. Yet, even Jeremy Grantham GMO starts to questioning that in the past few years, that “the market can stay irrational longer than you can stay solvent”.
Here is my observations:
1. More money in the system does not always equal to higher inflation. Why? That’s because it depends on where does the money go. Here, I simplify by creating two population groups: rich and poor.
1a. If the money goes to the poor, they spend it which will cause inflation. I observe this in the minimal wage lift in California. Datassential, a company that researches and analyzes restaurant menu trends, recently found that the median price of fast food burgers has risen 26 percent in the last four years, one of the steepest price hikes across the industry. But there is no nation-wide wage inflation despite historical low unemployment rate.
1b. If the money goes to the rich, they are already maxed out in their consumer spends, so the money goes to the asset (stock, house), causing asset inflation.2. Internet is creating wealth inequality. World bank says so and I completely agree: https://www.fastcompany.com/3055498/the-internet-is-increasing-inequality-says-the-world-bank
The Internet trend probably still has a decade left to play out (3 billion people on earth still doesn’t have Internet). So it sounds like to me that mean reversion is not going to happen anytime soon:
i. In good time, more money being created which will push stock/housing price higher.
ii. In bad time, FED will pump more money into the system, which ends up in the hand of rich people, which will put a floor on the asset price (we are below the mean ONLY in one month in the last great recession as stocks quickly bounced back.)
iii. Fiscal policy might help but given congress is controlled by riches, tax cut always favors the top. Will it ever be back to mean? Sure, if you have infinite time horizon, all asset bubbles will eventually collapse, but in both stocks and housing, we are not above 2-sigma level yet, it is hard to call for an asset bubble burst…at least not in U.S. (Maybe in China, but it doesn’t look like they have an asset bubble bursting soon. Tariff just basically re-allocates products through global supplier chain with little impact to the global supply and demand. i.e. China buys more soybean from Brazil while other countries (e.g. Japan) who bought soybean from Brazil now buys from the US.
Therefore, in the near future, this bull market will not end with a massive pullback. Q.E.D.
soon?! 3 years, 5 years,… a decade???
given growing populations and QE from various central banks which are flooding the market(s) w/ liquidity,… this in large part explains why there has been “asset inflation”
AND as I’ve said before it is going to be interesting to see what happens to prices of various assets like RE, equities and bonds given contractual debt obligations like,…

U.S. public pensions posted their weakest performance in three years, falling a percentage point short of their investment targets, and the prospect of rock-bottom interest rates and a trade-war induced recession could put a greater strain on state and city retirement plans. The median U.S. public pension returned 6.2% in the fiscal year ending in June 30 after paying fees to investment managers, according to Norwalk, Connecticut-based InvestmentMetrics, which provides analytics to institutional investors. Pensions assume a median annual investment return of 7.3% to cover promised benefits.
…This has exposed them to greater volatility even as they try to climb out of a hole that’s left them with between $1.6 trillion and $4 trillion less than they need to cover all the benefits that have been promised, depending on the interest rate used to value liabilities.
That gap could get even bigger if U.S. Treasury yields, already close to all-time lows, fall further because of an escalating U.S.-China trade war or the spread of economic stagnation from Japan to Europe.

in the old days it was rude to discuss politics religion and money. i see now why.

FWIW in a modern world IMHO its beneficial to have to have a moral compass and given established religion(s) have “ideals” and long term traditions, this reinforces behavior (which is a double edge sword)
Religion was a very necessary human creation that helped us as we moved from hunters and gatherers to an agrarian society and beyond. I find all religions were created and centered along the line of some form of mediative practice to help one deal with human suffering and also to aid in the need to explain the unexplainable.Religions are the Proza and Zoloft and Lexapro of human societies before the advent of modern psychology and psychiatric practices. Unfortunately some folks are so into their “brand” of “SSRI” that they find the need to pray for others on other brands of “SSRI.”
Would recommend all to read the following book, it was quite enlightening:
to illustrate the point about how religion is useful to adapting to life in the modern world,… let’s consider my catholic school education (prior to attending a public university), basically it was a reminder throughout my formidable years that life is terminal and greed is a sin that one should always be aware of,…. or said another way, I learned from an early age that more money does not mean more “happiness”
specifically looking at the first commandment,… note that it includes the phrase “thou shall not have any other gods before me” (in a modern world to me this means don’t worship money),… then depending upon the translation another commandment states “thou shalt not covet thy neighbor’s goods” (which means to me, be happy w/ the shit you have)
as it relates to the bigger picture about how economies are run,… I think a religious grounding is an immunization of sorts which help one recognize the various downsides of greed,… or said another way established religions are suppose to help remind oneself that in a world of various temptations, its important to keep in mind there are “needs” which are vary different from “wants”

Michael Munger on Crony Capitalism “AUDIO HIGHLIGHTS”Michael Munger:… I worry that economics has abandoned the position of emphasizing character, norms, and morality. And, one of the reasons that I’m a political scientist and philosopher rather than an economist in terms of my academic affiliation, is precisely that I’m worried about the structure of preferences and the sustainability of the willingness of people to try to act in the right way, even if it may be illegal. And let me emphasize: The real problem here is the ability of rational state actors to restructure the legal rules in ways that over time could corrupt moral character that might otherwise prevent a move in this direction. So, the real problem is we have to take the public choice objection seriously. Members–people who work for the state, elected officials and bureaucrats–are rational and they are entrepreneurs. They are looking for ways to increase their power.

“Seattle is dying” is from a local ABC news affiliate so it’s not a fox news production and at the end of the hour things seem clear, evidence based solutions are needed. I’ll be the first to admit documentaries can be biased, not sure if this one is but instead of just showing a problem, they show a solution. Complaining is not a strategy, show me proof that an alternative can work, now that is a strategy. It’s not a partisan problem, SD should go with what works. The Seattle model doesn’t work but maybe Rhode Island has something that can be replicated. Rhode island is a Blue State for those keeping score, perhaps that will make this an easier pill to swallow since this is a liberal vs liberal argument being made and the Rhode island liberals seem to have the better answer. I don’t care who comes up with the the answer as long as it works. My apologies if it takes an hour of your life but it’s worthwhile to watch it to the end.
Todd Rex Gloria (born May 10, 1978) is an American politician serving in the California State Assembly. A Democrat, he represents the 78th Assembly District, which encompasses much of San Diego and is the current Majority Whip.
Prior to his election to the Assembly in 2016, Gloria served as the member of the San Diego City Council representing District 3. He was president of the nine-member council from 2012 through 2014. In his role as council president, Gloria served as interim Mayor of San Diego from the August 2013 resignation of Mayor Bob Filner until the March 2014 inauguration of Mayor Kevin Faulconer.[1]
On January 9, 2019, Gloria announced that he would run for Mayor of San Diego in the 2020 election. In announcing his campaign, he focused on housing affordability, homelessness, and climate change, and promised to build a “world class public transportation system.”[2]
Life and career[edit]
Gloria is a third generation San Diegan, all four of his grandparents having moved to San Diego because of their involvement with the military.[3] He has described his ethnic background in an interview as being: “[b]asically half Native American (Tlingit-Haida, an Alaskan tribe), a quarter Filipino and then a little bit of Dutch and Puerto Rican.”[3]
He grew up in the Clairemont neighborhood and attended Madison High School. He was interested in politics from childhood. At age 10, he was runner-up in a “mayor for a day” contest. At 14, he volunteered to work for Democratic candidates in the 1992 election.[4]
Gloria graduated summa cum laude from the University of San Diego, with majors in history and political science.[5] While a student at USD, Gloria was active in the effort to add “sexual orientation” to the campus nondiscrimination policy.[4] He was also a member of Delta Lambda Phi.

The Golden Calf (Moses Ten Commandments “movie scene”)
point being, there is a long history of mankind falsely worshiping money,… and reading between the lines of the moses story, perhaps the first commandment of g-d should be interpreted as warning about the evils of worshiping money

Interesting in depth article from orange county on how the homeless are being imported by for profit drug treatment centers in so cal.
Are drug rehab centers fueling homelessness in Southern California?
Then there was some references in this thread to somehow tail light tickets and run down house violations are leading to homelessness.
Perhaps, but it’s not your city or county causing this, it’s the state.
https://www.ticketsnipers.com/article/where-money-from-your-traffic-fines-go
https://newsroom.courts.ca.gov/facts/anatomy-of-a-traffic-ticket-in-california
That second article shows where a fine goes. The local jurisdiction like a city who pays the cops to enforce traffic laws barely makes it’s money back and have kept fines the same for 20+ years. It’s the state legislature that has tacked on fees tripling the fines mostly to pay for things they are responsible for. Both teams are to blame, when Pete Wilson was in office it started and I remember back then reading an article that LAPD traffic citations fell by half because they lost money on tickets since the lion share of the money went elsewhere. It’s okay to get mad, just get mad at the right people and it’s been incremental by leaders from both teams, but it’s not the city of San Diego, it’s not Todd Gloria that can fix it, ask Gavin to fix it. I’m not defending Todd, not a fan at all, just pointing out that the fault may lie elsewhere. Plus Todd is a progressive, it’s against his ideology to act against the homeless so that’s the wrong tree to bark up. Not sure there is a tree to bark up these days. Funny thing is, Brin actually mentioned something about a 5 year residency test for services, that’s an idea that is worth looking into and since he is as progressive as they come perhaps Todd will go for that. That may very well be the solution if the OC article is not just anecdotal, which I cannot prove or disprove just from an article.
Final article but to give some data to the assertion that cities attract the poor, California is just a little more attractive. Sorry it’s an old article but I’m sleepy so I went with the first one and I doubt the UT would run an article like this today since that paper has downsized so much it’s all regurgitation nowadays.
disclaimer: the opinion of the author in no way indicates an opposition to the points expressed by other posters, just adding some reference material to previous assertions. Consider it added flavor and not an alternative entree.
as I see things,…. one has to realize prices for RE, equities, bonds, etc., are all somewhat interrelated, furthermore there is a positive price bias,… and we know this because of the expression that “the market can remain irrational longer than you can remain solvent”
I mention this because the other day driving on my way to sign off on my 2018 tax returns, listened to a news segment about U.S. adults who averaged an “F” WRT financial literacy
Should High Schools Teach Financial Literacy?Only 17 states require a financial literacy course in high school. Perhaps that explains why U.S. adults averaged an “F” on a recent survey about financial literacy from the business school at George Washington University.
https://www.wbur.org/hereandnow/2019/04/08/high-schools-teach-financial-literacy
given politicians like Gavin or Todd Gloria are elected from the general population,… its pretty certain the no talent ass clowns (i.e. political leadership) would also average an “F” on a survey about financial literacy!
last week noticed an editorial cartoon about immigration both into and out of California and on the next page an opinion letter about the homeless from an individual from vets for peace,… just happens one of the characters that hangs out at the local coffee shop is a retired USAF F4 driver who happens to have economics background (and is a member for the vets for peace), so we often talk about various subjects like economics, the homeless, etc.
anyway looking at the problem as an aircraft crash investigation seems the no talent ass clowns (i.e. political leadership) are dishonest and dumb WRT managing the economy,… and we know this because of “error chain” analysis which is a method used in the aviation sector to help uncover the root cause of a crash,… bottom line seems to be until the root cause is addressed head on pretty certain we are headed for a major local financial crash and ever increasing number of homeless,… simply because those at the controls are not doing their jobs,… so this causes migration into california from economic refuges trying to escape $hit management in latin american countries, as well as migration out of california from economic refuges trying to escape $hit management by no talent ass clowns like Gavin or Todd Gloria

anyhow,… as for the NPR segment I listened to that asked asked the question,… Should High Schools Teach Financial Literacy?… and also mentioned April is financial literacy month,… sadly have to conclude because politicians as well as reporters are unable to think critically about middle school math as it relates to managing a public pension portfolio,… eventually the markets are no longer going to be able to ignore $hit political management by no talent ass clowns (at all levels of government) so remaining irrational will have to eventually give way to the harsh reality that BIG debt obligations were caused by ignoring middle school math concepts (which in turn pushes those unable to cope w/ ever increasing costs to migrate or become homeless)

Lessons learned from 1994 county bankruptcyAt $2 billion, it was the largest municipal bankruptcy in American history up to that time. Orange County remains the nation’s third-largest bankruptcy, behind only the $4 billion bankruptcy of Jefferson County, Ala., in 2011 and the $20 billion bankruptcy of Detroit, Mich., in 2013.
…The treasurer and auditor-controller have significantly increased the transparency of information, and implemented additional protections for public funds and taxpayers. The treasurer now provides all investment reports, detailed investment information and TOC meeting agendas and minutes on the website. The auditor-controller’s auditing has become more aggressive to better protect the taxpayers. Orange County audit reports are now publicly issued to the press and as part of the board of supervisors meeting agenda. The audit findings must be responded to by the agency being audited (e.g., the treasurer). The auditor-controller’s office conducts regular follow-up audits until the concerns are resolved. Like the initial audits, the follow-up audits are also publicly issued to the press and as part of the board of supervisors meeting agenda.
The treasurer is the fiduciary protecting and safeguarding the people’s money, and the auditor-controller is the watchdog protecting the taxpayers of Orange County. Together, we are the county’s top financial officials, and we are constantly working to improve and protect the people’s finances.

Participant

I do not dispute any of your assertions phaster, just trying to correct brian’s comment where he said the conservative court will likely take the case. He was missing the point as to why there were recent posts because the news of the day was they already reviewed and declined to take up the case. As a follower of scotus but not the city’s pension I was trying to point out and give an analogy that brian’s comment was akin to saying that team X will lose the game because of y, when in fact the game ended an hour ago and they won. And as a younger man I would have challenged him with a wager, seeing that he was predicting the outcome of something that already happened and the result was the opposite of what he predicted.
Why are so many of your posts about someone named brian?
I fear you may be suffering from brian derangement syndrome.
FlyerInHi was really BrianSD before BrianSD got banned for threadjacking and threadcrapping just about non political thread with irrelevant political shit. It was one of the few times anyone got banned from an otherwise anything goes blog.
Not long after BrianSD was banned, FlyerInHi appeared, doing relatively the same thing, with though slightly more subtly. However, it really is the same person. The writing style, the subjects, they same political dribble….probably the same IP address. Old timers know FlyerInHi is really BrianSD, trying to fly right below radar to not get banned twice…That’s why, occasionally, you’ll see him dig up old threads that with the only purpose to stir things up by posting progressive versus non progressive thing, even when the majority of old timers who were only here for real estate and finance content have long gone. And then when someone calls BrianSD out for doing it, he will disappear for a few days, or make fake post about the economy or real estate just enough to remain under the radar for getting banned again for threadjacking and threadcrapping…although no old timer really posts here regularly to ellicit care from the site owner to ban BrianSD again….
You see, there are several political threads that really are about dialog. and there are the threads that BrianSD post that are meant more to troll….so much that even some moderate leaning people have told him to shut up. it’s not that there is really anything wrong with some progressive ideology or democrats or moderate social issues…But BrianSD, again for the purposes of trolling, intentionally adopts an altleft persona just to stir things up while being an extreme hypocrite at the same time .. That’s why , despite years of telling others that “we” should pay more taxes , and the government should regulate more, to the point we thought he was just vomitting from the mouth .. there was sort of a really hysterical moment when he posted on one thread about how he was pissed with neighbors who apparently filed a complaint with the HOA of one of his properties because apparently BrianSD was doing some remodeling without getting the required HOA approvals or building permits and was complaining about rules, regulations, and the hassle of doing thst…something BrianSD in his soapbox had been preaching all along …to which the rest of us were laughing our asses off thinking he sort of had that coming …Or there was the other instance when he went off a tangent about how people should pay more taxes to support the poor, less fortunate, and more social programs…and then not so long down the same thread of posts on that subject, a few of us got him to admit he use to buy stuff online with the specific purpose of avoiding paying sales tax…. These are the sort of classic BrianSD moments that are just golden. For every other moment there is a nice ignore button.
So for a lot of us old times, we know what he’s really doing. He feels he needs a forum to post his trolling alt left viewpoint, despite his own hypocrisy. Piggington is the perfect place for him to do it because literally it’s unmoderated. Thats why he continues to threadjack and threadcrap and start new threads on this sort of subject instead of doing this, say on Faux News blogs. He wants an audience and needs an audience so he can get on his extreme trolling alt-left soapbox without getting slapped in the face and banned like he has or would be on any other website. There is an excessive compulsive like addiction between alt-left post by BrianSD and this real estate website…just like some people are addicted to chocolate, and some people are addicted to porn… and others are alcoholics… same thing…
And that is why TG have said what the hell is going on here.. Because everyone remembers how this site was and who occupied just about every thread now… It has nothing to do with Trump or democrats, though the shear mention of Trump does have a tendency to polarize people immediately, which is an interesting thing. I guess it’s the same reaction some people get when they hear AOC, lol….(I hate both of them frankly, before you accuse me of being a Trump lover…but then again, I always believed America is great because politicians never know what they are doing so long as they can’t agree on how to waste our money, they tend to leave is alone. which is why as awful as some Republicans and Democrats are, you want a mix of both of them so neither of them can do anything drastic in our government, except very important things…..
There are other people that come here that specially post off tooics too. Phaster and BG(aka berishgurl) love to stir things up specially talking about public pensions. Phaster loves to post about pension crisis and doom and gloom government implosion.. I think he has his own blog previously about peak oil, and since that was proven to be a myth, I think he’s posting here trolling for eyeballs on his new subject flavor of the month…BG is enjoying living off a government pension and of course doesn’t want it to get taken away and so gets defensive when someone mentions pension reform. after all, there were some really nice beds in some of the government workplace bathrooms that she use to use regularly use while working, according to one of her posts…We wouldn’t want things like that to be cut because of a government budget crisis!
Any other question?
The other thread is a political troll disguised as a real estate question
https://www.piggington.com/piggingtons_evoloutionwhen_will_housing_prices_become_discussion
Did brian start that one?
I tell you it is just like the bubble days with different sides and cliques, both of them believing what they choose. Except now it all centered around politics and Trump. Even when people say they don’t care about Trump they write about Trump.
I can understand why people are upset about Trump. He is after all the president and an embarrassment for the country. But for every person here that complains about Trump there is someone that complains about brian or some posters they do not like only because they are not on their side. And then they complain about derangement syndrome, lol. Maybe everyone has the same disease.
yup,… the disease is called “human nature” and since you mentioned in the other thread

IMHO SCOTUS took a pass because how could they equitably address public pension problems which were caused by no talent ass clowns (translation shit for brains when it comes to applying middle school math concepts WRT managing a portfolio)
basically no one w/ access to the controls (of the local pension portfolio) has the balls or brains to fix what is akin to 737max software/hardware which was suppose to a stability augmentation system (or SAS for short)
anyway been discussing the two crashes w/ friends including a 777 driver and an ex minion of bill (gates),… and pointed out that other big company that is a neighbor of Microsoft has buggy blue screen of death software that fails when it encounters hardware configurations it did not expect and were not accounted for,… which unfortunately seems to be the cause of two aircraft to crashes
the parallel is given trends w/ the local public pension portfolio, seems an economic crash is inevitable,… I say this because this past January the UT did a front page story on the 13th pension check
http://www.TinyURL.com/13thcheck
but sadly the author missed reporting on “bad math?!” and the fact that the city of “bankrupt” Detroit, also had 13th pension check program,… coincidence?!
so tried to eMail the reported of the UT article outlining key ideas I think she should have included,… no response,… so contacted the UT readers representative who responded,…
Thank you for pointing this out and writing in. I’ll forward to the editor and reporter on this story.
as I see things,… the main stream news along w/ “fake leadership” ignoring the cluster fuck, only makes the makes the problem (and the various knock on effects) more difficult to fix
too bad there wasn’t a California voter proposition that mandated a uniform/warning-label be worn to clearly identify those at the controls (along with their partisans) so sheeple in SD understand the public pension debt obligations are self inflected wounds caused by DISHONEST and DUMB portfolio management
if it were up to me, I’d recommend a public pension portfolio stress test (kind of like what the fed does w/ too big to fail banks)
https://www.wsj.com/articles/what-are-the-feds-stress-tests-1529487001
but alas seems “cannabis equity” is a more pressing issue
POT BUSINESS HELP FOR LOW-INCOME?San Diego Councilman Chris Ward plans to propose a “cannabis equity” program this spring that would aim to give low-income residents in neighborhoods affected by the war on drugs a leg up in opening marijuana businesses in the city.
…Bry, who was a high-tech entrepreneur before joining the council in 2016, said she’s researching how the city could legally encourage marijuana entrepreneurs to use the high-tech model when launching their businesses.
“It’s not fully baked,” she said. “I’m at the beginning of exploring it.”
…It would be illegal to have a cannabis equity program based on race or ethnicity, but programs based on income are legal under state law.
