ParticipantWell said bidtrouble.
Could it be that Bush is setting up Malaki to take responsibility for failure? Remember this is politics and the Republicans cannot be blamed for failure in Iraq. Bush is giving Malaki 20,000 troops (which is nothing as you pointed out); then when things don’t work out, Bush will simply blame Malaki and withdraw.
TheBreeze, I also like your vocabulary. Hawks would like to paint those who oppose Bush are limp-wrist pacifist ivory tower academics living in lala land — not. We are normal Americans who see a clusterfuck where a clusterfuck exists.

ParticipantSome builders can sell new 2000sf house for $130k in some parts of the country. Assume the land were free, that works out to $65/sf. Of course it’s substantially higher in CA.
I believe that the margin in building is pretty high. That’s why there are so many contractors around. If the profits weren’t there, people wouldn’t be doing it.

ParticipantI’m not saying that tax considerations are unimportant. But the extra tax deduction from buying is not Interest + Property Tax. It’s that amount less the standard deduction. Because of the standard deduction ($10,300 for married filing jointly), the tax savings from buying for modest to middle income families is not as great as advertized.
For example, if a 60k/year family at a 20% tax bracket were thinking of buying, and they were contemplating paying $20k/year in mortage int + property tax; their tax savings would be $9,700*.20=$1,940 (and not $4,000 as often advertized by agents).
I’m pretty sure that for many families, if they did their tax returns with standard deductions and compared those same returns with Interest and Prop tax deductions, they’d see that they didn’t save as much money as they expected.

ParticipantI’d say that planning to be cash poor but house rich by the time your kids reach 17 is bad idea. But that’s just me. I have no kids.
In order to be house rich (i.e. have a large mortage) you have to have pretty good income. If that’s the case, your kids are unlikely to get grants. They’ll get loans which they’ll have to pay back. Better to teach your kids so they are smart and get full scholarships.

Participantwilliam_busch, how would you feel if Pardee would just reduce the selling prices of their houses by 150k? Actually, Pardee is trying to protect the value of your property by doing these round-about price cuts (incentives).
What is the right thing to do in a declining market? Builders need to continue to sell houses.
Gasoline may cost $2.50 today but if, tomorrow, gas drop to $2.00, am I entitled to a refund?
I remember, in 1990, homeowners in some developments had “for sale” sign on every garage to protest price cuts. Not a pretty sign for prospective buyers driving by.

ParticipantNice to you have you back, powayseller. Well, this is a financial site so percentages is OK. No need to account for every penny.
If anyone will be well prepared for the next opportunity, I’m sure you will be. 🙂

ParticipantAnother loss at the Grande. Notice that they started day 1 at a list price that’s 50k lower than their purchase price a little over a year ago. A remorseful flipper?

ParticipantI don’t find this surprising. That’s what happened in the early 1990s RE downturn.

ParticipantBikeRider, when you said shed, i was thinking metal building.
I’m basically thinking of a concrete pad with 4 posts and a roof. I’ll cover the concrete with slate. Home Depot and Lowes only have limited metal and plastic roofing. I’m looking for some nicer metal roof panels. I need to check out the building supply places. I’m expecting to pay about $2500 to build this myself.
I got pie-in-the-sky figures from contractors over the years so I never made it a priority. I also want to build a courtyard so perhaps now is the time to revisit this project.

ParticipantIf you're for small government and not blinded by hubris and truly would work with anyone whose goal is to strengthen America and enhance the quality of life for it's citizens then run for office. You got my vote.
I agree with you, sdnative.

ParticipantThanks guys. I used DAS Auto Shippers as recommended. The price is right also — $531 from San Diego to Chicago. Cheaper than driving and didn’t want to get stuck in the snow somewhere.
