Other than being close to Sorrento Valley companies? I find it no better than Mission Valley or La Mesa. Way way overpriced and wish it would fall a lot faster.

Nothing?Seriously, it’s a very safe area, aside from bikes being stolen and cars broken into the crime is pretty minimal. Part of this may be the complete lack of any sort of night life in the area. There are NO decent bars within walking distance of the area (Sorry El Torito and Rock Bottom, I refuse to acknowledge you as “decent bars” although I do enjoy your restraunts).
It’s close to UCSD, which does have the perks of having a strong demand for renters, who seem accustomed to having to pay for a full year of rent to get an apartment. The flip side of that is they are mostly undergraduate college students, and while as a whole UCSD students tend to be more docile and studious than the typical undergrad, college students are still notorious for wear and tear on properties.
Another Pro/Con depending on your position is the cops tend to be pretty aggressive in busting up parties, especially on weekday nights.
It’s also very close to “Biotech Eden”, which would be advantageous if you worked there.

It’s centrally located in San Diego County. Of course, at it stands right now, it’s way overpriced. I wouldn’t buy. I’d rent instead.

It’s hugely popular with UTC staff and people working in the research institutes along Torrey Pines who don’t want to commute. Also, the northern part (with all the high rises and condos) is very different than the southern half, which has a more community feel to it. It has decent schools, but is pretty dull and suburban, ie on the weekend everyone is at little league/lawn concert/etc. The southwestern quarter has a bunch of churches/synagogues. It lacks not only a real bar, but a real coffeeshop and a real bookstore which is amazing given the number of students in the area. I liked that it does not have the same stepford-ish feel as Carmel Valley.
That said, most of the houses are typical crappy construction from the 60s and 70s. I would like for our next house to be higher quality or to get such a good deal in UTC that we don’t care that the walls are just wood frames with stucco on the outside and drywall inside and no insulation between.
January 23, 2007 at 9:07 AM #43974UTC renterParticipantI live in one of rental complexes on Regents Rd. I generally dislike the area because, but the picture is mixed. So, starting with the good, the area is clean, safe, and has good access to open space (Rose Canyon). There is very good shopping nearby (Trader’s Joe, Whole Foods, Bristol Farms, plus Vons and Ralphs) and the UTC mall. Also, the proximity to UCSD and other tech/sciency employment centers gives it a certain “educated feel’. More generally, lots of smart people live in this area. On the other hand, I’ve never lived in a more boring place with less of a neighborhood feel. First, it’s all new and corporate. In the area around Regents, Nobel, or Lebon there are NO private houses, only large pre-fabricated apartment complexes. There is very little visual variety, no “street” level retail, except for the mall. Second, given its ‘educated feel’ there are no decent coffee shops, bookstores, interesting art, etc. For all these things, you have to drive to LJ Village or downtown/hillcrest. Third, NOBODY walks, so the area feels dead. One reason is that there is not much to walk to, unless your idea of fun includes hanging out at the mall. The other reason is that all the roads are those big 4 lane thoroughfares with tiny “sidewalks” — more like glorified curbs. So, walking is actually unpleasant and dangerous (I was nearly killed yesterday by someone making a right turn on red, and not expecting a pedestrian).
In short, if you rich, try to live in Del Mar, La Jolla village or nearby (La Jolla shores). If you’re middle-income (i.e., 100K or less), try Hillcrest, affordable parts of Mission Hills, or downtown. If you’re poor, move back to the Midwest – you’ll have higher quality of life there then being yet another sad commuter from the “inland Empire” 😉

UCSD students on a whole seem content to just go to Starbucks for coffee. I imagine the rent in the UTC area is pretty high, which keeps out your more interesting coffee shops, although “Wired” isn’t bad – It’s off near the 805 on the other side of Towne Center Drive near Le Peep.

I too used to be a “UTC renter” and I liked it overall (with the same dislikes as you) BUT my wife’s car had all 4 tires slashed for no apparent reason (that we know of) in the apartment’s “secure” parking garage. That combined with a hefty rent increase convinced us to move out and become homeowners. Funny you should mention the Inland Empire, because we bought a hosue in Temecula after leaving UTC. The commute was horrible but I ended being able to work from home some days then getting a job up here (at a lower salary) and things are working out fine. We sold the house early last year with a nice profit and now we’re Temecula renters instead of UTC renters. If I didn’t get the job up here though we probably would be UTC renters right now. The commute is completely insane. I agree that it would be better to leave the state than do that stupid commute!
