ParticipantI too won’t buy until I see a very compelling reason. I’m leaning towards an old teardown/renovation type house. However, right now, the old houses are selling for the same price, or more than newer ones. Would not make sense to put too much money in an old junker (despite the location, location, location).
I’m not looking for a point where rent equals buy, but I’m looking for a time when I feel the prices have stopped their downward slide.

ParticipantI too can’t understand how getting a HELOC can save money unless you already have one.

ParticipantIn looking at listings, I see that many of the losses are being incurred by sellers who held out for the 2-year capital gains exemption. Had they flipped right away, they would’ve made good money. Greed was their downfall.

Participantsdnativeson, I wonder how you feel about Bush saying “it’s hard for the American people to undersand” the situation in Iraq.
What do you feel about his role as the educator-in-chief? Sounds to me like he’s saying that we are too dense to understand what he understands.
In any case, he’s been “educating” us all those years and we still don’t understand. It looks like he’s a really bad teacher. One can learn a foreign language in 2 years; but despite Bush’s teachings, and by his own admission, the American people still don’t undertand Iraq.

ParticipantConsidering the cost of the war, we could have given each Iraqi $5000 to depose Saddam themselves. Bush could’ve gone on TV and promised $5000 to each Iraqi if they’d capture Saddam and kill him.
America would then be seen as a generous benefactor.
$1 trillion equals $28,571 for every single man, woman and child in Iraq (assuming a 35 million population).

ParticipantI don’t read Consumer Reports. I make my own decision when making purchases. It’s not that hard to figure out what’s quality or not.
I was told the Recaro baby seats are the best. But they are expensive.

ParticipantWe borrowed from the future. There won’t be a quick correction. This will be drawn out over 15 years for wages to catch up with housing prices.

ParticipantIt’ll probably take 500,000 soldiers in Iraq and and outright colonisation of the country to “win.” A return of the draft would kill the war efforts in a minute.
As Zbigniew Brzezinski (a foreign policy hawk) said, “the fact is, the American effort in Iraq is essentially a colonial effort. We’re waging a colonial war. We live in the post-colonial era. This war cannot be won because it is simply out of sync with historical times.”

ParticipantThe GOP in a Quagmire. Democrats don’t have to criticize Bush on Iraq anymore. The Republican insiders are doing it for them.

The GOP in a Quagmire

http://www.washingtonpost.com/wp-dyn/content/article/2007/01/17/AR2007011701711.html“Iraq is a black hole for the Republican Party,” a prominent party strategist told me this week. What makes his comments so important is that he is not a maverick Republican in Congress but one of Bush’s principal political advisers.
But Republican opposition has intensified rather than diminished since the president’s speech. What was whispered privately is now declared publicly. At last week’s hearing, the Senate Foreign Relations Committee’s second-ranking Republican — Chuck Hagel — called Bush’s new strategy “the most dangerous foreign policy blunder in this country since Vietnam.”
Republicans can only hope that Democratic House Speaker Nancy Pelosi and her sidekick, Rep. John Murtha of Pennsylvania, overplay their hands by cutting off funds to U.S. troops in the field. It is a slim hope for now.
—————The Democrats should be sitting back, emphasize a forward-looking, positive message of economic reform, health care reform and green energy alternatives. Let the Repubicans dig their own burial hole.

ParticipantBut, should a place be listed by a non-technical person who doesn't use the internet or doesn't know about Craigslist, it'll probably end up there.
That's how my brother found his great rental. An elderly couple who relocated rented to him. But you have to get lucky.
Yeah, i think that Craigslist is the best place to look for quality (non apartment complex) private homes for rent.

ParticipantMore of the same at the UT. Listen to broker Lisa Starbird. I wonder what star she’s on. She thinks that houses are not affordable but then she said ” we can get anyone into a home.” Of course, she said “buy now.”
PerryChase
ParticipantBuyerWillEPB, 2 years is too soon. You should extend your time frame for buying a house to 5 years.
