ParticipantYes, it is possible to refi if there’s an appraiser our there willing to appraise the house for $1M and the bank is willing to take that appraisal.
Some refis also do not require re-appraisal.

Participantjg, I have to agree with you on this one. I went to Catholic school and I do beleive that some old fashioned ideas work extremely well. (No, I was not molested).
One time, I was at the park and my dog, who is normally well-behaved, started to eat some junk that he wasn’t supposed to. So I gave him a light spanking. Some lady came up and scolded me. What was I supposed to do? Reason with the dog? Little did that lady know that I treat my dog better than most humans are treated.
When my dog was a puppy, I took him to training school and the most effective way to make a dog heel it to use a choke chain and yank on it hard a few times when he pulls away. The dog learned his lesson real quick and didn’t pull anymore. Sounds rough, but that’s the proper and loving way to do it.

ParticipantTalking about malls, Chula Vista opened a new “lifestyle center.” I’ve haven’t been down there yet.
Few Piggingtons discuss Chula Vista and we tend concentrate on Central San Diego or North County. There seems to be plenty of expensive master planned housing in Chula Vista.
Malls have become town centers. That’s where people like to hang out. They are not necessarily shopping but going to the movie and eating out.
What do you think of Chula Vista?

1 out of 100 is a sex offender?! That’s news to me. Why are there so many pedophiles in America? I thought we were a religious country? What a shame that in today’s world children can no longer play unattended.
I grew up in Paris, France and I walked to school, took the bus and subway at age 7. I even regularly went to be store to buy cigarettes, lottery tickets, wine and liquor for my dad. I didn’t turn out bad and never smoked or drank. Sure, I tried it but decided it wasn’t for me.

Let the churches do whatever they want. If gays want to get married they should be able to do so at City Hall. To be fair, I would require all couples to legalize their unions at City Hall, instead of vesting governmental powers onto religious leaders. The religious ceremony would not be legally binding.
Churches can call marriage whatever they want but the government should call it the same thing for gays and straights. Civil union is fine by me.
If we allow gay marriage, we will see more immigration due to that. The marriage and divorce rate will increase overnight. Lawyers, and financial planners should be jumping for joy.

Did you get drunk (the Bgates impostor incident) and are now sober? (just joking).
I too beleive that America does a lot of good around the world and that we should help spread democracy. But we need to choose our battles carefully and not overreach.

ParticipantHere’s what I discovered looking for rental for my brother on Craigslist.
$5,000+ will rent you the best million-dollar houses in San Diego, RSF, La Jolla, Del Mar, etc… Notice that $5,000/month barely buys you a typical tract house at $700k in suburbia.
As you move down on rental price to about $2000-$3500 you get the typical tract houses around San Diego. Some are reasonable at $2,100 like the example I posted above, many others are abolutely ridiculous meaning that the owners want the tenants to succor them. Some people want $4000 for a plain tract house. I don’t know what they are smoking but they should smoke more of it because the wait will be long.
Anything below $2,000 is not great but I’m sure that with patience you can find a nice place. The key is not to need a place right away.
My feeling is that, with patience, you can get a nice house for $2100-$2500. A great bargain when compared to buying.
I think that my brother will be fine since, as much as I hate it, he and his girlfriend could live with me for a while until they find a good place. Bro recently separated and wifey got the house. He’s pretty cute so he found a hot young thing to ease his pain really quick, ha.ha… There’s a price to be paid for that also 😉
Also, I think that Downtown will become Rental Central once the owners realize there’s little chance of selling and recouping their investments. That might actually bring more people into Downtown and improve its liveliness and habitability.
BTW, it’s kinda fun to cross-reference Craigslist with ZipRealty and SDlookup. Many rentals are also listed for sale. Some rentals are clearly underwater.

ParticipantThat’s why we need outsourcing and China to keep on selling us cheap stuff to keep inflation at bay. Chinese products are getting more expensive, so we’re signing a trade deal with Vietnam.
It’s a great deal so long as we can keep on giving them paper dollars for them to give us goods and services to consume. We don’t need to work very hard or build factories that dirties-up our environment.
The question is how long can that last?
