ParticipantGrown people who put themselves in a position to get fried if they lose their jobs,especially if they are not a nurse. have not been paying attention and/or taking precautions. I am not trying to be mean…This is supposed to be an honest blog. 15-20 years ago it became very clear that job stability and company loyalty were over with. We needed to look at that and act accordingly. Unfortunately many have adjusted by going for the brass ring or trying to take advantage of high flying times, even without consideration for a slow down.
“I guess everyone must be a nurse or have a total recession proof job.” …Or are in a habit of living on less than they make and having liabilities in line with the prospects for leaner times. Let’s not set the stage for another 100 million victims to step forward for a poor me bail out.

ParticipantStan I have never disagreed with you before; Just think you might consider the business model and not the actual guy that does the work. The poor guy that does the work has an awful job.

Funny coincidence that this comes up. I was just asking my wife how many middle and upper middle class people born in english speaking households had reasonable command of a second language. She said 50% I said 10%.NotCranky

I have seen a theory posited that we are at our getting and spending top speed and spending less energy, which is not compensated finacially, raising children because of low birth rates and the wider use of paid child care.
An elderly friend of mine also pointed out the effect entitlements will have on the economy as compared to previous times. He was a kid in the depression.
We have a huge population of folks who are finished raising their children making money and recieving entitlements to spend and we have the younger generation having fewer and fewer children or putting it off until they are almost geriatric themselves(Like me and SDR).
Working to pay for child care dumps much more into the economy than quitting work and raising children.That Child care provider spends what you pay her. Obviously one makes above and beyond what chld care costs by going to work instead of staying home and thus more gets spent. We are much more into the two per household getting and spending mode than ever before with or without children.
Never in the history or getting and spending have so many been recieving entitlemenst. They certainly existed to a much less degree on the eve of the depression. Wether these entitlements eventually break this country or not is a different topic. For now they are being paid and spent.
Of course I am not saying this is going to cause the disappearance of housing bubble issues. These factors do seem to have some bearing on that, and the economic picture in general.

I can see from my post why you might think otherwise. I admit to not being able to remember countering section 1 work off of an offer. How about you on that one? Writing offers it’s always the customary, unless it is obvious the property is “as is”.Even many “as is” sellers will do section 1. I will have to pay attention to make sure it is not me or my client in the future. Thanks for being surprised with the apparent lack of knowlege on this item.

My wife is curious as to what countries you and yours have chosen. We have never really studied the expatriate possibility.I am sure it gets complicated, especially in the case of draft evasion. Since you have been so brave as to admit your intentions, I will say, I concur, with input from would be teenagers. We will be teaching them to be almost anti-war. Since they apparently want to kill each other,it doesn’t seem to be working.
My wife speaks French and we both speak Spanish. The kids are learning the latter. We have talked about living in South America as a life experience for the kids and ourselves, probably Argentina or Chile. My wife has lived in Belgium and France previously.

ParticipantProblem is that if the house doesn’t sell in six months it has to be reinspected. Might not need tenting again or the Termite Co. may say it does. Getting it done in advance is a good way of really knowing what is coming as far as cost go on that issue. The inspection and estimate are either free or cheap depending on the company.
For those that may need to do this….
Let the contractor know that you are going to get alternate bids and if they say they want to tent the house get the second and third companies to give you a second opinion on If it doesn’t really need it the second or third company might say so. Look for the last termite inspection card near the attic access and see when it was last done if you don’t know. The agent should coordinate most or all of this and hopefully is taking measures to keep termite co. from running up a bill.BTW
The repair work they recommend for rotted or infested lumber can actually be performed by the owner or a handyman and the termite co. will inspect it and sign off. Most people just let the termite co. do the repairs. I have one experience where I did the repairs. ParticipantFrom a perspective of three years ago it is happening more slowly than I expected.I certainly thought there would be bargains for rehab and rental type deals by now. Things still don’t pencil out for much in the way of detached houses for those purposes. In the last downturn the market was flooded with VA and HUD Repos. This time those two agencies are not holding many SOCAL properties. As we know the holders of distressed properties have been adverse to dumping properties of any type.
From a perspecitve starting 6 months back, which is about when we were having discussions about “big chunks” coming off prices I am satisfied with the pace as compared to my expectations. I expect the holders of distressed properties to continue to capitulate faster and more broadly from here on out. It would be great to know what the inflationary vs deflationary components of the return to affordability will be.
Yours truly is shocked that we basically have a good interest rate situation at this time. I thought that issue would have gone to hell by now. I still expect it too, but would be happy to be wrong.
