ICE there’s not much left in pure ICE vehicles to improve efficiency/emissions. Currently already near the realistic efficiency limits of thermodynamics of ICE.
However, at this stage in the battery dev cycle, moving every car to a hybrid is better than full EVs. You could get to higher global fuel economy and lower emissions faster than pure EVs. Especially when the EVs coming out are primarily luxury and heavy vehicles.
In 20 years, if solid state batteries are cheap enough, ICE will be obsolete.MyriadParticipantI think the tradeoff is between basically living a subsistence life somewhere far away from everything, (assuming that nuclear winter doesn’t just f** up the ecosystem with a mass animal die-off.

There’s inflation, but I’m not seeing an overall 8% increase for purchases. But I’m fortunate that my housing costs are relatively fixed.
Based on my spreadsheet and 20 years of spending data, I’m pace for the same spending level as 2018/2019. (if I were to normalize probably would add 3% from 2019 – think I go out to eat a little less now).
MyriadParticipantI was looking at a Data Center investment in Prince William county south of Loudoun county where there are numerous data centers.
Sounded like a good opportunity, but then I looked at the numbers and the exit was based on a 4% cap rate.
My take is that all post 2018 CRE is based on completely unrealistic NOI, cap rates, and low loan rates.
Being super cautious on CRE investments at this stage. A lot of CRE use interest only products, so they expect to refinance every 5-10 years.Maybe when there’s more defaults and some things shake out at a discount

SD CC basically allows for unlimited ADUs on a SFR near a TPA. This passed in 2020.
The changes are so ridiculous – in theory, someone can build an ADU apartment complex on what was a SFR lot. So it won’t be small investors that are buying these lots, it will be private equity and REITs.https://www.neighborsforabettersandiego.org/
I’m not opposed to ADUs, I just don’t want to see SD turn into the shitty LA neighborhoods where you have a SFR next to a 20 units apartment complex (with the same front lot width) on a small residential street.

If UTC mall was in Asia, you would build a 50 story apartment/condo building right on top of the mall within 100′ of the trolley stop.
I’m guessing in SD, mixed-use would only work in existing retail locations that retained the same mix of stores that currently exist and same amount of parking.We’ll get to see how this experiment will play out with the new housing zoning by the City Council.

Yeah, I guess if you live in the cold Northeast or Midwest, enjoy playing golf, and like chain restaurants, this is probably “heaven” .For the rest of us in San Diego, the benefits don’t seem so great comparatively.
