ParticipantRemoving panels to reroof if under a solar lease might be very expensive as it it under their terms.
Composite roofing is not all that much to replace. Easier now than later.
Also, if the roof is already worn the guys walking on it to install solar might cause it to leak.
Be sure the installers have the proper roofer license as they will be drilling into the roof and again, you don’t want leaks.
guess it really depends on how long you plan to live there.
What brand/watt panels are you looking at? How many panels?

ParticipantI don’t think an ARC request can be denied on grounds that one signature is missing. The signature is more of a form of notice rather compliance with the CC&R or bylaws.
Submit the ARC form noting conforming building materials with the two signatures. You may be pleasantly surprised.
The HOA is most likely just responding to the complaint from your dick neighbor. He himself may also be an ongoing problem in the community.
Can’t see it being denied.
One thing though. You say it it build on a slope. Maybe the neighbor is fearing it may fall? I would include foundation details in your ARC addressing this as well.

ParticipantI would respond in writing noting that this is a temp structure therefore not covered by the ARC permit. And that it conforms to aesthetics being natural wood etc.
If they persist, then it’s time to let the board know you will be reviewing every single property for compliance and matching ARC approval. You will find not everyone obtained ARC review so you plan is ‘selective enforcement’.
And I might add, this will run the meter for the management company with your requests for action.
Of course, you ‘might’ be concerned with security and need to install a bright dusk/dawn light on that side of the house. 🙂 Time to have fun.

Remodel job may have cut the slab and used plastic pipe(PEX). Easier to fix than thru slab piping.
Do you have an additional kitchen sink? If so, cap the hot water to the island and just run cold.
Re-piping the whole house is probably not necessary. Just the failed section.
What exactly ‘burst’? Is it a fast leak, or seepage? If slow leak may look into epoxy coating the interior.

House seemed to work fine for 7 years, pass pre-purchase inspection and no realtor disclosed problems. Hmm. Like to know more about the actual problems driving this. Have you considered approaching the builder directly?

ParticipantI vote drywall. cheap, easy, clean. Ok for ply ($$), but no on pallets. You need to have no gaps to keep mice out of the wall.

A guys point of view here. Industry changed and he was left behind. Either didn’t see it, or refused to change. She, rather than emotionally support him, further pulled out the carpet. My guess here is she was a constant nag hence the secret motorcycle and possible the desert bikes and toyhauler to get away from her. She didn’t strike me as bringing a lot of compassion, support, usderstanding, love to the mix.
Feel for the kids. Note, my facts may be off as I only quick reviewed the show. Also, wonder how they were even targeted by Dateline. Was this wifes doing? Maybe Housewives of OC rejected her.
