CoronitaParticipantWhat’s a “book”?
CoronitaParticipant

Look on the bright side.. It’s a Target. It could have been worse. It could have been a Walmart :)
When are they going to open that 99 cent store there?
I think they should go for a trifecta and add, for wings and beer, a Hooters just for completion. They do need more places to eat that are more family oriented….
CoronitaParticipant
Not necessarily by this time, but it’s definitely possible by some time this year. Aderman has been in and out of contingency quite a few times.
As far as the listing for $167k, peak sale price for a 1/1 on Summerdale was $187k for a unit sold this summer. We don’t know what price was accepted here (and if the buyer will perform), but if it went for $160-$167k, it’s already a bit off peak.
You’re playing both hands… Nice analysis 🙂
CoronitaParticipant
^^^
What gas leak? I don’t see that mentioned, even if there is one, they’re usually easy to fix provided nothing stupid like running naked gas pipe through the slab was done by the builder.
I’d say that the $150-$170k range is about right for that area (given new-ish construction and low H.O.A. of $205), so no surprise that it’s pending.
If you’re talking about Aderman, it’s been in and out of pending 3x since November. Not 5 days, but closer to 60 days if the buyer performs this time around.
The tag that was left by SDGE on the counter….
I thought you were one of the folks talking about a 15-20% correction in MM by this time…

5 days and it goes pending.. With a gas leak… Nice ….
CoronitaParticipantWell, I’ll share a little story about the a short sales condo that fell apart…
I offered slightly more than the asking price and what I thought was a reasonable offer, since there was probably around $3-5k in renovation that needed to be done… My offer was accepted and it was going through the short sales process. Well, bank came back and told the seller, “sorry, we’re not going to allow you to do a short sales”… I guess they looked at the property, looked at the area, looked at the seller’s finances, and figured he could carry the property with a tenant and denied the short sales…..Seller doesn’t want to be a landlord, and decided to relist it recently as a traditional sale $10k higher… I’m told it just went pending….
Still pretty brutal market in the better parts of town these days…
Timing is just off. Before, there was a lot of property, I had less cash at my disposal (plus I generally didn’t have as much time back then)..
Now I have more cash and time to deal with this, and inventory where I want to do it in still stinks…
One day, the stars will align…
I think in a couple of months, and “average” 1/1 in MM will break through the $200k mark if things keep at it.

CoronitaParticipant
Better yet… have a Pigg House Lottery!
Same deal as the McHouse but we pick some house in SD, or better yet some pigg mansion, collect the $$, fail to meet the min number to let the house go, and run a small raffle for the $100 second and third price runner up ‘winners’. Have big party later!! Woo hoo!
Cool…. I nominate someone that lives in Del Mar Mesa to donate their home…
CoronitaParticipant
I think you can also opt for 1.9 million in burgers and fries.
Not in NYC… I think super size drinks are banned (still)….
CoronitaParticipantlol…… This is a joke, right?

CoronitaParticipant….On second thought….This isn’t going to go well. I can see that if someone actually does win, there will be a legal fight in which ticket was part of the group buy in and which ticket was an “individual purchase”…
Plus, with scardey involved, we know we are really screwed…Since in disputes like this, lawyers always win…….
Never mind… Bad idea…..
If you have your raffle ticket, you can keep them… Period…..

CoronitaParticipantSo… Why not have a pigg group buy in?

CoronitaParticipant

This really isn’t any different than people who win all those big prizes on the Price is Right… They lady who recently won then Audi R8 convertible is most likely going to take the cash prize instead of the actual car… I seriously doubt she has the finances to pay for the income taxes, registration, etc for a $150k+ new car…
http://www.autoblog.com/2013/12/30/woman-wins-audi-r8-price-is-right-biggest-prize-ever/%5B/quote%5D
There is no option for a cash prize on the price is right. You can either take the prize and pay income taxes on the full retail amount or you can forfeit the prize. For a specialty item or something non transferable like a trip that would be hard to sell on craigslist for something at least 50% of full retail it might be better to just forfeit prize.
Well maybe not anymore, but at about 10 years ago, a friend of a friend who mentioned they won showcase on TPIR mentioned that they were offered cash in lieu of the prizes at the end… It was kinda a random meeting awhile ago…. We got on the topic of gameshows, because my friend was on going to be on Jeopardy, so one of his friends started talking about TPIR, because she mentioned about winning the showcase, and we were all thinking how did you pay for the taxes on it….
Some of it had to do with if the items were already shipped yet or not….(technicalities)…
CoronitaParticipant

So, when possession and use is legal , taxes can be collected , will it still be illegal to grow your own… or will that be outlawed, “to protect the economy and the consumer”?
It is legal to grow your own now in colorado, up to six plants. The thing that sucks is that the outdoor grow season here is super short and you cant take advantage of the endless amounts of sun. We built out a massive communal garden and couldnt really plant warm weather stuff until June 1st. We received heavy snow in Denver on May 1st (my wife’s bday and she was pissed) so it pushed back the start of gardening. Yes you can grow inside but that just seems odd to me.
If I recall correctly, CA has a measure to allow personal grow space for property owners a few years back. It sounds like there is a push for 4 measures in 2014 for CA. If I needed the stuff bad enough, I would still go score a medicinal license to avoid the steep prices.
Another reason yet for real estate to stay high in California. Buy now before growing pot and shipping it to Colorado is legal…or be priced out forever.
lol….. No pun intended on “high”….
Thanks for the morning laugh…..
