They want to walk to the mailbox and chat with a neighbor who they consider a friend and peer. The choice isnt buy in NCC or Esco if it gets cheap enough. Its buy in NCC or rent here if its too expensive to buy.

sdr, as I posted in the Santee thread yesterday, I don’t believe resale buyers are willing to substitute, either. In the case of Chula and other areas in the South Bay, it’s buy near a parent/sibling or rent near the relative and wait for something else to come on the market. I’ve never met a buyer that didn’t have a fairly narrow area picked out that they wanted to buy in.
But all bets are off if the buyer is only shopping new construction sites.

In the case of Chula and other areas in the South Bay, it’s buy near a parent/sibling or rent near the relative and wait for something else to come on the market. I have a client right now that is looking for a specific type of mid-century modern architecture in a price range that can only be found in a small handful of areas. He is not only geographically very focused, he wont even look at a house that does not have the specific design he wants.
