A security deposit is NOT the last month’s rent although numerous tenants tried to play this game with me
It’s amazing what a 3 day pay or quit notice can accomplish
And, as soon as the tenant tried to stiff me on the last month’s rent, they became a ‘problem’ tenant
Problem tenants got a whole different treatment on refund of their security deposit than ‘good’ tenants did

I treat their property better than if it was my own. I do no damage. I’m not having another freaking landlord rob me of my deposit.

February 17, 2009 at 9:15 AM #347655NotCrankyParticipantSvelte, I kind of agree, but I think one should do what you are doing or take a chance, based on the character the landlord demonstrates. It is a breech of contract and having a decent reason based on the current person you are dealing with, not one from the past, seems applicable.
