A smart realtor once told me there are 2 kinds of realtors. Those who try to make the process smooth and those that fight the battle for you.
It is in the agent’s best interest to get get you a house quickly so they get paid soon and have to do less work. This means they may not negotiate as hard as they should, or force the seller to pay for x, y, and z, or walk away when they should, for fear of losing the deal.
Sometimes new buyers like that “smooth process” type of realtor, but it ends up costing, not in terms of commission, but in terms of the deal you get. This can be appealing to busy people who just want it to happen, though.
Most people who refer a realtor to you are referring one of the “smooth process” realtors because they have only bought 1 house and it went smoothly !
Talk to as many former clients and other realtors about the individuals that are referred to you to try and determine if they are a fighter or a smoothie so you can make the right choice for yourself.
Also, sdrealtor on this board is really good at digging up dirt on other realtors. What a guy ! Maybe throw some names at him and see what he comes back with. (Sorry to sign you up for free work, sdr.)

February 12, 2010 at 5:13 PM #512588LeaSDParticipantAppreciate the advice and the names and (twilight zone music please)…. I just was this message and there was a knock at my door and it was AFTON MILLER as she was walking the neighborhood letting people know she was having an open house! HOW CRAZY IS THAT?!?!? I just looked at her bugged eyed as she introduced herself, and then I started laughing (so she of course thought I was a psycho and started backing off the stoop) but then I explained that I was at this very moment checking a website where I had asked for recommended brokers and someone had mentioned her. I knew she represented sellers but she is going to have the buyers agent from her office give me a call (Nancy – didn’t get the last name).
sdrealtor if you have any comments about this office I will listen.
And sduuuude, following your good advice, I will try to ask good questions and see if I can contact former clients (i.e. do some leg work, which I think too many people skip). I know AFTON MILLER knows this neighborhood though.

February 12, 2010 at 6:51 PM #512613RicechexParticipantLea–one of my best friends is also very good friends with Afton. Afton lived in North Park for likely 20 years plus, but a few years ago moved to Clairemont or Bay Park I think. She is extremely experienced and knows her stuff. Several years ago she sold a multi-family property to some friends of mine and they were quite pleased.
I would trust Afton, but not sure about the others in her office. She referred me to someone once in her office (I cannot recall if it was Nancy) and I did not like her one bit. So, be careful with that one. I did not know Afton only represented sellers.
