These 3000-3500 homes started in 2006 at $800k, currently they are reduced to $700k with options loaded. But remember, there’s $4500 in mello roos yearly on these.
after you visit Maybeck drive down to find their replica south of Camino Del Norte built circa 2002. The resale on these went up as high as $850-900k in 2005.
But these homes were purchased for $450-500 in 2002. and their mello roos are more along the line of $2000/year.
I mention these homes not because they are fine examples of homes to purchase. but that you gain prospective in pricing and mello roos payment. so that when the builder drop the price down to $600k next year, you don’t jump for joy and go for it. because you know what is their true worth.
