Participantfutureprez there are some short sales and even an REO here and there in 4S. I agree with you it is an overpriced area. However you will need extraordinary patience to get another 25% out of the pricing…The demand is still strong for 4S but I don’t see any superpower immunity for 4S. I do put 4S in the category of one of the somewhat desireable areas due to good schools and new housing stock. There are PLENTY of two income engineer/biotech families who love 4S and can afford it even at todays pricing.
I will be updating the 4S distress monitor next week and we will see if there are any new distress opportunities there.
Be patient, wait a a year or a few years. It will come to you.

especially Maybeck by William Lyons.
these homes have alley loading garages and very little yard. you can find their exact replica along the east side of 4S Ranch parkway a bit south of Camino Del Norte.
These 3000-3500 homes started in 2006 at $800k, currently they are reduced to $700k with options loaded. But remember, there’s $4500 in mello roos yearly on these.
after you visit Maybeck drive down to find their replica south of Camino Del Norte built circa 2002. The resale on these went up as high as $850-900k in 2005.
But these homes were purchased for $450-500 in 2002. and their mello roos are more along the line of $2000/year.
I mention these homes not because they are fine examples of homes to purchase. but that you gain prospective in pricing and mello roos payment. so that when the builder drop the price down to $600k next year, you don’t jump for joy and go for it. because you know what is their true worth.
