I didn’t buy into an HOA area and I’ll try my hardest to not buy into one in the future.The park near me is maintained, so I’m not sure what you’re talking about there.

If I bought next to a circus, I’m sure I would have gotten it at a much lower price than if I bought it in 4S, so when I need to sell it, I wouldn’t expect it to sell for the price of a 4S house either.

– follow standard: to comply with a fixed standard, regulation, or requirement
– be or make similar: to be the same as or very similar to something or somebody, or make something similarI dare you to be original in 4S and paint your house any color other than shades of beige/brown.

My wife and I looked at many properties before we decided that 4S made since to us. The homes that we looked at, that were comparable in square footage and amenities, were 100,000+ more than we paid. The cost in our mortgage with the added fees kind of balanced out with this in mind. We do pay mello-roos/HOA and would rather not, but we justify it because we would pay the same amount for a used house that is comparable. To speak to HOA, I am for it. We already have neighbors that are pushing the boundaries but I’ve seen worse in other neighborhoods. I do believe that another persons decisions towards their house could adversely affect our home value. I don’t want anything to do with that. Just my opinion.

Just pay the MR off and think of the payoff as part of the cost of home.

I would dig a snot green fence. I’d like a wine bottle fence…stacked green bottles. I’d love a cactus fence.
I would prefer a turquoise house. Pink is second choice

Maybe set up a Facebook page and hand out flyers? Have a BBQ?
I was thinking of trying to organize under the general idea of Safety. Disaster preparedness ? There’s a very old man across the street who should really have my number.

Last year I made close to 150k.
I have typical debt levels.
I cannot afford to live in 4S.
If your worried about HOA and MR, you can’t afford 4S.
I spend a lot of time at 4S Ranch, and it is for the 1%ers…unfortunately for me.
I lost the ovarian lottery. Oh well.

4S ranch is a middle class neighborhood, definitely not for 1%ers who have much better options.
