Yes, Flu, I had considered recommending to investor RPV and Laguna Beach. But he is from an area of 1-4 acre wooded lots with a wide rugged river rushing through replete with a natural waterfall with large boulders and river rock AND less than 15 miles to DC! It almost resembles a (colder foilage) example of the island of Kauai, sans the moss and palms.

Well, the dude said he was going to get a 2/2 3/2. Which I would pretty much eliminate most SFH…Hence, that would probably mean HOA. But as far as HOA are concerned, the it depends on where you live.
RPV older communities, ones with actual yards, aren’t usually subject to HOA. If, however, you decide to purchase in newer areas, like former Marineland/Donald Trump’s pet project, etc, well you would have HOA.
RHE has both older/newer communities, some not under HOA.
In PVE…Good luck…The city pretty much controls what you can and can’t do, and hefty fines.
