    40 minutes each way is ok once a week. but daily?

    and I got to assume that’s non-traffic time.

    4000 sqft for $200/sqft, that means $800k. easily doable in 4S or Stonebridge in Scripps, much better schools and closer to the city. 30 minutes on the commute as well, and you are not dependent on the slow go of the I5 most of the way.

    is there another reason for picking SEH above the rest?

    The thought of paying $140-$150 a square foot would be the ONLY draw above the other areas for me. The thought of living 15 min from the coast at that price appeals to me. Anything higher I agree why not live closer?

    You are right,800-900K gets you into all but the most exclusive neighborhoods. The real catfights right now are for stuff under 700K at 4S and Carlsbad, 600K at SEH.

    Do you happen to know the story behind 1657 Milan? Listed for 800K+ and went pending in about a week. It was tricked out and all but 800K gets you into almost any neighborhhood you could want.
