But here’s a couple things to think about.
1) There’s almost no way the seller will get the 3% that would have gone to your agent. In most cases the listing agent gets the commission and isn’t likely to give much if any to you for not having an agent of your own.
2) You can always use a discount brokerage which will rebate some (not all) of the buyer’s agents commission back to you. (There are reasons for and against this, I’ll leave it to you to read up on it)
3) You should probably only try to go it alone if you are fairly knowledgeable about real estate transactions. It’s not rocket science, but you need to know how the process works and how to protect yourself and what to do if there are issues during escrow.
4) Depending on the price and details of the purchase, (is it an REO, short sale, or regular sale) using the listing agent as your agent might impact whether you get the house, or someone else does. But if you read various threads on this site, you’ll see this can cut both ways.
IMHO, bottom line to this is that it isn’t as simple as some make it out to be, (although it’s not impossible) there are definite issues and risks and it is not usually a benefit to the buyer to go without an agent.
To answer your last question: Because the realtors have a really good lock on the system, and there aren’t many good ways to get past it.

Okay, maybe there’s an explanation. Maybe there’s something you don’t know. If I were you, this is what I’d do. Call my realtor and tell him/her I want a meeting. At the meeting, I wouldn’t pull punches. I’d lay it on the line. “It was your listing, I’m your client, how come I wasn’t the first person in that house taking a look and writing an offer?” If there isn’t a damned good explanation, I’d be getting another realtor.
It’s interesting that this thread turned into, “why do you need a realtor?” Well the answer to that is the realtor is “supposed” to be connected and plugged into the market. The realtor is “supposed” to be there to help you find good properties and be one of the first to get a look at them. And the realtor is “supposed” to be looking out for your interests. Sounds to me your realtor doesn’t see it that way. Fair enough, but sounds to me it’s time for you to get a new realtor.

You might be shocked at how many people think in emotional terms rather than logic. To many going through a short sale, the house represents a mistake and an embarrassment. Emotionally, they just want out, and want to be done with the whole thing.
My wife’s ex is a prime example. He stopped paying his mortgage over two years ago. Moved out and rented for a year, then moved back for a year, and is planning on moving out again, but he still doesn’t have a date for when anyone would actually come and ask him to leave. Nuts, that all I can say, but we are emotional critters at times.
