Percent of Listed Short Sales That are Owner Occupied

Do the RE agents, brokers and other Piggs have any feel for the percent of short sales (MLS listed) that are owner occupied?

I have been seeing many that are completely empty. Any thoughts as to the reasoning for this?

If I was an owner going through a short sale, I would stay in the home until the deal was closed…

You might be shocked at how many people think in emotional terms rather than logic. To many going through a short sale, the house represents a mistake and an embarrassment. Emotionally, they just want out, and want to be done with the whole thing.

My wife’s ex is a prime example. He stopped paying his mortgage over two years ago. Moved out and rented for a year, then moved back for a year, and is planning on moving out again, but he still doesn’t have a date for when anyone would actually come and ask him to leave. Nuts, that all I can say, but we are emotional critters at times.

I’ve looked at maybe 10 short sales over the last few months. I think two were occupied. One the “renter”s (I won’t call them owners or sellers) were on vacation, but the house was in disrepair and messy. The other one, the scumbag occupant followed me around telling me how great the house was and how it was a steal and I should “take his word for it”. It was a disgusting experience and I can promise that house won’t sell until he’s gone.

I assume the other 8 that were vacant were about to have the foreclosures made final, and the occupants didn’t want to have to actually have the Sheriff remove them.

We had mad an offer on a short sale in November 2009 that was accepted (long story, but we didn’t end up buying it) Nevertheless, the owner moved out around Thanksgiving, found a place to rent. The place finally closed last week. It sat empty for 9 months.
