As far as MelloRoos – folks have varying opinions. If you plan to stay in the home long term (forever)… it might be worth considering paying them off. But that requires a chunk of cash.

You can see if a document is recorded (but not the contents/details) for free at the county recorders website if you know the buyer’s name.

If you see a “trust deed” between the buyer and a financial institution, at around the same time as the purchase – that’s your mortgage.
You can get a copy of the document mailed to you – but that costs money.
I believe you can see the document if you go in person to the recorders office… but I haven’t done that. But you’d have to pay for a hard copy if you wanted a print out.

– You have a family member who is mentally disabled, who currently lives at the house in question.
– The executor wants to move this person, and rent the MM house, diverting some of the rental income to cover the displaced family persons expenses.
– You’re worried this will only be temporary, and the family member will end up in a nursing home environment.
I’m not sure how renting the house out vs selling it plays into the eventual situation for the displaced family member.
The executor is the person who decides, typically.
Does the mentally disabled person have a legal guardian? That person should be advocating for them.
I assume this MM house is an asset owned by the estate (since there’s an executor) with multiple beneficiaries… depending on what the will or trust says – the executor has to follow that. But if it’s loosely worded – the executor makes the decisions.
My husbands family has had huge drama over real estate left to multiple people to share. It can get really ugly and break families apart.
As far as property management… My husband kept his pre-marriage house as a rental when got married – he managed it himself. It wasn’t a big deal, since he kept it in good repair and had good tenants. When we moved to CA, he hired a property management firm. They managed to nickle and dime him and he ended up spending vacations doing simple repairs he’d already paid the management company to fix. So I’m not so keen on PM companies. I’m sure there are good ones… but there are a lot of bad ones too.

We did one of our BEST vacations last year – 3 weeks total, Glacier Nat’l park, Yellowstone, Grand Teton. We luxed it up by staying in cabins in the park – vs camping… but there were no tv’s… no wifi… kids mastered life skills like skipping rocks on a lake, watching ant trails, etc.
Swimming was in lakes (brrr)… but they didn’t seem to mind.
My kids are older though – at the time they were 9 and 11.

[/quote]I know this wasn’t the point of your post, but… it should be blindingly obvious that “good” and “church going” have absolutely nothing to do with each other. Going to church is a social hobby, not unlike hunting or gambling in terms of the percentage of participants that are “good” or “bad.”
“Tramp” – like “slut” – is a pejorative term used by certain men to keep “their” women from expressing their sexuality and, likewise, by uptight women to label other women who might be a threat to their domestic tranquility. Which is why there’s no real comparable term for men who engage in the same activities – it’s acceptable. I thought Piggington, of all places, had crawled out of the previous century.
Anyhow, I doubt there’s much correlation between “church going” and having babies out of wedlock. Some of the highest rates of church attendance are in rural areas and inner cities… where there are also high rates of out of wedlock births.

Dave – valid point. Very valid.I’m not religious, she is. And she lives her beliefs more than most… She has guilt about the “sin” that brought her daughter into the world.
Maybe uptight about sex would have been a better description. But, for her, her religious values are what she uses as the reason not to have sex.Not saying it’s right or wrong, rational or irrational, etc. – this is just who she is. She’s been celibate outside of this one relationship.
The other comments about guys like this being smooth liars, fits this FOB.

ParticipantSomething not mentioned here – because of course Piggs are all highly paid… but there are subsidies for those making less than 4 times the poverty level.
For a family of four – that means your modified AGI (agi with some specific tax deductions added back in), can be as high as $92k.
I’m hoping to retire early, once my mortgage is paid off. Part of that plan is to control spending… and our planned budget is less than that $92k MAGI. (And still living a nice, middle class life). This is doable because we won’t have PI mortgage… just taxes, insurance, and maintenance for housing.
There is a LOT of discussion about this on the early-retirement.org forums.
I have insurance through my employer and currently pay about $300/month for a family of 4, for Kaiser Permanente. My employer is paying about $800/month. COBRA is about $1100/month for the same coverage. Kaiser’s site gives me a price of about $1200/month for similar coverage, but a copay of $50 instead of $20. And the silver plan (with no tax credit subsidies) is about the same as the COBRA. (But with a deductible.)
If you want to see how your family would fare… You can price the silver plan online.

ParticipantI have a very good friend who’s FOB (father of baby) is like this guy. She fell for the lines and smooth talk… And he was super attentive and said all the right things. He was there for her during the pregnancy… but was a no-show, literally, when it came time to come home from the hospital.
FWIW – she’s not a push-over, tramp, or someone who slept around. In the 20 years I’ve known this friend, she’s never had a boyfriend. And this was her one “serious” relationship. She’s a good, church going, woman. Not a tramp. The guy’s lines were very smooth.
Periodically, he’d pop back into her life – she’d allows her daughter to see him, but never fell for his charm again. Her daughter learned at a tender age that the dad promised wonderful things – but didn’t deliver.
The best of my knowledge – this guy (friends baby-daddy) had 16 kids with 5 women. My friend was the only one smart enough to recognize what he was and not fall for it a second/third/or more time. The guy in the article is similar (although a grander scale) – 14 moms, 22 kids.
My friend did everything legal to try and get child support : had his wages garnished, his tax refund diverted, etc. But he’d quit his job as soon as he started getting garnished… So she collected only a few thousand in child support over the 18 years he owed. Plus she was competing for his limited income with 4 other moms. So mostly she worked hard, built a good network of friends around her to help her with the tough road of being a single mom. (I’m proud to have been part of the network.) She and her daughter are amazing people… despite the idiot FOB.
Her daughter is now a senior at Temple University…

ParticipantJust because a student’s household is in a VEEP qualified cluster, that does not translate to the individual student being a poor student academically. It means they live in a neighborhood that the SCHOOL was failing. Not every student.
I have friends who’ve purchased in CV just for the schools. And I have friends who’ve purchased in LJ just for the schools.
I chose to stay where I am (University City) and use the choice system to get into the schools we wanted. In our case, it wasn’t La Jolla, my younger son will continue at Hawthorne Elementary (looks terrible on paper but has a PHENOMENAL seminar program that is unmatched anywhere). My older son will be attending the IB program at Roosevelt.
I agree completely that involved parents are the key. A good student will succeed, anywhere… but parents can’t just plunk their kid down in a “good” school and wash their hands…
As usual – you have to look at what the API numbers are… I transferred my sons from a school that looks good on paper (Curie Elementary) to one that looks terrible on paper – but had a program and 2 specific teachers that are the best of the best. API scores don’t reflect that.

The statistics on the number of out of boundary kids is available online. The percent of choice applications accepted in La Jolla is fairly low.

Torrey Pines elementary accepted 4%. La Jolla Elementary accepted ZERO. (Please note – I believe this includes in-cluster seminar applications. So a kid at Bird Rock or Torrey Pines who tests seminar still has to choice into La Jolla Elementary to participate in the seminar program.) Muirlands accepted 38% of the applications, and La Jolla High accepted 35% of the applications to choice in.
These are not percentages of student body, this is the percentage of people successful in applying from outside the La Jolla High cluster. It’s low because they are sought after schools.
I have a lot of friends who’ve been declined choice admittance… from such horrible areas as UC High and Scripps Ranch High. < snark > I only know one family that was successful this year. And that student is coming from La Jolla Country Day.
I wouldn’t denigrate people who live outside the La Jolla High boundaries as lesser students. And that’s the way it comes off when you site it as a negative.
