BYU Independent Study just approved by High School…..I think Palomar or Mira Costa is in her future after high school.

ParticipantOver-achieving, smart kids, I can’t relate. My 14 year old step-daughter failed 9th grade freshman geometry. I would prefer she take the course over during the summer, am in process of tracking down the high school to figure out an approved course, likely on-line.
We are having a tough time trying to explain to our over indulged, spoiled little white girl that soccer, field hockey, and lacrosse are GONE until she proves she can keep her grades up. Plus her mom has filled her head with visions of UC Davis and Berkeley, now I the bad step mom am trying to explain that in a overachieving world even a B knocks you out of the running, let alone a D!
Anyone have kids that took geometry for high school over the summer, on-line or other?

ParticipantI looked up the minwax product looks like it is for interior use. Maybe not for exterior due to UV breakdown?
The pergola will be Douglas fir, otherwise I agree linseed oil may be a good alternative for teak or other hardwoods, maybe even cedar.
My dad makes garden boxes out of cedar and redwood and paints some of them with linseed oil, the wood is beautiful.

ParticipantWater softners are banned in many municipalities and becoming an even greater problem in the Southern Cal (not sure how other water districts regulate this, we have not been effective and are conducting more research and public outreach).
When the systems regenerate, they flush salty wastewater into the sewer system, which can end up in the waterways, rivers, and Ocean the by products (chlorides) are problematic). Many areas recycle the water. The extra salinity – much of it added by water softeners – causes problems. That means it may have to be treated at the wastewater plant(at taxpayer expense). Be aware that often, if you use salt system you can’t water your yard and may need to install a by pass. Also elderly folks or people with medical conditions may want to avoid for health reasons.In the water industry we are struggling with the issue. We build water treatment plants that reduce the natural hardness of the water, but people still like the “soft” water for their skin and hair and that is just not possible for us to achieve. Benefit of hard water is that it tastes better! Soft water does not taste good.
Vinegar is great for removing the hard water deposits and environmentally/pocket book friendly.

ParticipantSears is the Honda/Toyota of the appliance world….
Last time we redid our kitchen I went to Pac Sales and the salesman actually told me that Kitchen Aid was “the mercedes of appliances”. Like that was a selling feature, maybe for some, but not for me. I said well I drive a Honda, so I guess I should go to Sears…..got a double wall oven with convection at one of their “annual sales” plus friends and family discounts…I was very happy with the price and although I really don’t cook, they look pretty!

ParticipantPQ or Lake Hodges are both great beginner rides, anywhere with fire roads. Do an internet search of the major bike shops for “demo days” Bike Bling and the Trek Superstores often have them at PQ and Lake Hodges. Also, check Orange County, they have way more big bike shops that do demos and areas like Alisio Woods would be a great area to ride around a demo. Typically you can arrange in advance and if you wanted to ride for a few hours the demos might run you $50; however, if you play your cards right they will usually let you roll around for just your drivers license if you find them on-site.
Mountain biking is fantastic even if you never venture more than the fire roads, there are miles of open space in San Diego and around the country that is beautiful to explore on a bike. Load up the camelback with water and snacks and it doesn’t get much better.
I wouldn’t worry too much about flats with the type of riding you will be doing, DO NOT over inflate your tires and once you start riding worry about a spare tube and patch kit. My husbands gets flats/blow outs, but he is an idiot.
As for dangerous, I have a broken pinkie and a cracked rib from a fall last month, broke my arm twice…love it!
There are also a couple different places that provide bike skills clinics and tire changing clinics, the REI stores put them on fairly regularly, heard they are pretty good.

Just finished Lawrence in Arabia: War, Deceit, Imperial Folly and the Making of the Modern Middle East, excellent explanation of what happened to the middle east pre/during/post WWI. Plus never realized how brutal WWI was, for really no land won/lost.

ParticipantI love my furry babies and am a proud doggy mama! My 2 human children know that their furry siblings come first.
I enjoy taking my dogs places, keeps me calm and they enjoy being good canine ambassadors.
We run and mountain bike with our dogs; however, my boy is not allowed off leash anymore, because he has been bit by a rattlesnake and got his butt torn up by some neighborhood coyotes and I can’t afford anymore vet bills. My girl is fantastic, on or off leash she does great.
All 4 of my children have been to doggy school. The instructor had a difficult time with my human son, but did a great job of correcting him. I highly recommend all parents of human children take them to doggy school.
This attack is very sad and appears to be an irresponsible dog owner (2 recent bites at children ages 3-5). Dogs bite, kids bite, walk unknown into my house and my dogs will guard the house, we try to teach our children that even their own furry siblings could get annoyed and snap, but unfortuantely this does not sound like a snap or even an unforeseen action. Very, very sad, likely will be the end for the Akita.
I hate to hear about this kind of stuff.
My parents have an adorable 10 pound malti-poo that bites me, my husband, and our kids! She is terrifying!

Participanttc-how many kw does 34 panels get you and who did you use? I have been researching for the last few months and have found some of the strangest stories from these solar companies.
We have a pool and based on our bills need ~8kw system.

ParticipantI believe/hope that house prices are going to tank again, I am seeing open houses like crazy in our neighborhood and the prices have to be above the comps. How is this sustainable? We went from nothing on the market and the houses selling above asking with multiple offers to lots of listings with high prices (I attached a recent comp sold at $611,000 and a new listing at $699-759,000, I went in both open houses and they are very nice homes, same realtor). Don’t get me wrong I hope it sells for $759,000….husband says I can’t sell this one, but if I could…

Participant+1 to BG! Only thing missing in the “strategic default” is the cross purchase of another property BEFORE the default hit your credit, but I guess they needed the year of not paying the mortgage to build up the capital….
I think most lenders and realtors are worthless and unfortunately most of us in the general public are too dumb to realize. I sincerely appreciate all of the advice I received from HLS on my previous home purchase. He spent so much time educating me I guess I was spoiled and didn’t realize all lenders may not be that forthcoming.
All that being said, I am still open to that “pocket listing” shortsale if anybody wants to unload one….cheap.

ParticipantAgree. Check out credit unions. Mission fed had 3.5%. We looked at sign, but decided to just pay cash for home uogrades, so never went any further.
