ParticipantFor fun I filled out the form to see if Zillow would buy my rental condo, we looked at comps and thought maybe $560,000 and Zillow came back and offered me $578,000, they have high fees (7.5%) but I still would have walked with what I expected….They also offered to assist with our 1031 exchange….the house we were going to flip into ended up in a bidding war and went for way over ask so we ultimately decided to keep condo.

I was trying to make sense of the relocation expense….if I evict because I want to remodel let’s say (which we have been intending to do if these tenants ever left to get top dollar for rent) I have to pay them or let them live rent free for a month?? That is incredible!!
Now the tenant is texting my husband he wants to buy and will pay market value, condo next door just came up yesterday for $525, I don’t want to sell or do I??

ParticipantI went with owning corp in orange county. If interested call Karen Hua (949) 519-2697 and see if she will match the 2.6 rate or lower.
I actually got the lower rate from Loan Cabin and went back to Owning and they were willing to match it. Loan Cabin was awful to try to deal with and while they sent me an e-mail confirming the 2.6 rate, I couldn’t get them to confirm the promised credits and no fees, so they might be a better deal, but were not as easy to deal with.
A bunch of these internet companies have low rates, but I found many of them too distracted…..Owning was pushy and their pricing was aggressive.

ParticipantI just closed a 30 year fixed at 2.6 no points no fees and I am below $300,000, but not by much. So now that I closed I am confident rates are going to drop substantially…..

ParticipantHLS are you able to beat 2.75 with no cost 30 year fixed? I am locked at 2.75% with no cost or fees, total currently showing for prepaid interest is $69 out of pocket. I understood the conquest is supposed to be 2.5%, but nobody seems to be actually be at that rate!

ParticipantI am locked with owning at 2.75 no lender fees, but today spoke with United direct lending (Jacob Cantor) and he offered me 2.75 no lender fees and $500 credit. I am also chasing a rumored 2.5 at loan cabin….currently have 3% with First Republic which I got right after Brexit a few years ago, going to call them in the morning and see what they say…… this is just crazy! Is it going to go lower??

ParticipantI am in process of no cost no points refi to 2.75 with owning, am currently at 3.0, but at no cost decided to do it. Am going to check out the other places listed since we also have a rental condo currently at 3.5% and would love to get that down also!

ParticipantShe used Sebonic online and with all closing costs it was about $2500, she is going to save over $200/month so she makes it up in a year.

ParticipantI currently have a Kenmore elite dishwasher, about 8 years old? We have hated it since we bought it….takes like 4 hours to run and if you try to run it on short wash or eco doesn’t clean anything, have to prewash everything or doesn’t work. In the last 2 years things have started to break on it and we have been jury rigging it cause it is a stupid appliance. Was almost ready to pull the trigger and have been looking at online reviews and price points. Lowes and best buy have the best consumer resources (reviews and descriptions) but when possible I buy from Costco during a sale, due to their white glove service and extended warranty if you use the Costco visa. Almost took the plunge last week and was going to get the Samsung from Costco, but decided to keep limping along and now sale over….

ParticipantWe are seriously trying to buy one for our daughter (or at least help her buy one), she is in college and wants a new car (grandpa is giving her a few thousand for down payment) and I have e-mailed about 20 dealerships and they are the biggest bunch of morons I have ever dealt with!!! How soon can you get down here and test drive??? As soon as you give me the best deal I will come purchase! Does anybody actually waste their time dealing with these idiots in person? At least at home i can have a drink and relax on my couch while I waste my time. Or talk to them while I am out on a run with my dogs, that was fun!
I search the internet it says base model MSRP is $27,350 with $3,500 toyota incentive starting point should be $23,850 plus any other incentives from dealership, they have marked the cars up and are trying to pretend the $3,500 off of $29,800 is a great deal, do they not use google? Type in 2019 Prius Prime MSRP and every site says starting at $27,350!!! Only one dealership actually provided a breakdown of costs and I am still awaiting final, but we are at about $21,900-$4,500 fed rebate would equal $17,400 and she would definitely qualify for the state rebate of $1500, so now at $15,900, ugh, don’t really want to drive to Moreno Valley tomorrow!

ParticipantI have not decided, but is my understanding this is an experiment and if it costs more on average than your previous year SDGE will refund the difference at the end of the year.

ParticipantI want to switch out my gas cooktop for the simple reason of cleanliness! I don’t care if it is less efficient. I have 2 kids, 3 dogs, no housekeeper (no gardener either, that is why I have kids, am I totally alone in this), lots of messiness, and I hate to cook. My husband says we don’t have the necessary electrical capacity in our island to switch and since we didn’t upgrade before installing the new flooring I am SOL. At our last house, I had the gas line capped and installed a glass top, so much easier to dust….

ParticipantI would say you are. How much will their gardener charge for repairs? Doesn’t sound expensive, perhaps ask them to get a quote for repairs and if reasonable have them deduct from next months rent. That is what we do, but we have great tenants that have been there for years and do most stuff themselves…
