Participantg2006, you have entered the “popcorn phase.” I have no specific knowledge of this house or this area but this is my new theory that I think will apply to all areas, so look for it (it was developed during the world famous “three car garage monitor” research).
This house broke a mystical pricing level, it probably has it’s drawbacks and there are things wrong with the property, it may be a short or a repo, it may be the smallest one on the street and have the smallest lot. You may try to talk yourself into it, but wait. A month may go by and no others join it below that level, wait further. Then another brave soul will join it, then two more then another four, then another eight, then the next thing you know there are 26, then the race is on to reach the next level, 550k. It’s microwave popcorn, one pops, then another, but after a while it sounds like a machine gun. The trick is to turn off the micro before it burns, I haven’t go that part of the theory worked out yet.

Somebody call the realtors, I think this may be a typo. It does not appear on redfin, the mls or the webpage of the listing agent. In fact there is not a single house in that range in that zip code, I also ran it by the mls # and no results, there has to be more to the story here.

ParticipantO.K. I’ll stick with it, actually bsharma there are 46 total in Temecula and 6 under 329k, 2 under 300k if I run the whole city. My little study is only of one of Temecula’s zip codes, 92592 which is the south side and has been the stickiest with prices in the region as far as tract homes go. The bottom six are all on the North side but you can get a 3 car at or under 300k there right now. Still I don’t think the bottom of the curve has been reached just yet, however if a 3 car on the south side begins to average below 300k, then north teme and murrieta will find 250k and french valley will be at 200k, it seems hard to fathom numbers like that.
Most of these are not mcmansions, 1700-2500 sq ft average homes but they all have a 3-car.
Deal of the day is nice redhawk pool repo in a nice area for 375k.

Participantgolf, I checked the link and even threw up the second post, I’ll reiterate my frustration from a year ago, those $100 a square ft houses aren’t in what I and many locals consider Temecula, they are many miles away, not one is in either Tem or Mur’s school district. I’m not talking about the wrong neighborhood but what would be in San Diego, four cities away. To put it in perspective, I just ran the mapquest from my South Temecula house to this one in what is being listed as Murrieta, 18.3 miles (listed as a 24 minute drive) The rest on that link are farther. Santee to La jolla 20.2 miles, Escondido to carlsbad 18.9 miles, these are not the same markets, they affect each other but they are not the same and it takes a while for it ripple over because they aren’t really in competition for the same buyers so it takes a few sales in between to take affect.
Seriously, if I found $100 a square in what is really my Temecula, this post might be my last and I would switch teams, write a check and sell my screen name on ebay but it’s just not reality, i wish it was. It is however a sneek preview of six months from now and a nice indicator that pain train 2.0 is on the way. I’m not knocking the research, I love it, but even us bears have to acknowledge that location is an element of real estate. I am not an R/E snob, hell I live in temecula where 90% of the posters wouldn’t live for free, but even I won’t live where these examples are, hence the low prices.

It’s a short sale so no beer just yet, still a good find but some of the shorts I’ve seen are extremely low and I think they advertise them that way to get some traffic. One I saw was 350 and then a few weeks later was listed at 390 because obviously the bank said no the 350 when someone tried it.
You are right, it’s off Scott road and east of the 215, that’s Menifee in my book. It is actually an annexed penninsula of Murrieta but you have to get on the freeway to get to Murrieta from there and I just checked the school district website, it’s not in the Murrieta school district (Menifee Schools) and it’s not even close, it’s miles into the Menifee district, that’s a trick. That is also the mapleton tract, probably the worst hit and recently in the news for fraud and a registered child molester living there, hawk has made some videos of it before. I’ll buy almost anyone a beer for any reason but mapleton, cmon, that’s almost cheating.

ParticipantI have to take issue with jenny on this one. Normally I avoid true conflict but the state is a fiscal disaster and what does the fed give me. Before I became a reverse flipper, I paid the state more than double my property taxes and the fed quadruple my property taxes, for what. At least my property taxes buy me firemen, cops, teachers, paramedics, roads, etc. From the graph linked earlier, half the propery taxes go to schools so lets not blame the “heroes” for all of the governemnt’s fiscal problems. Give me numbers, what is Iraq costing me, what are illegal aliens costing me, and what are the cops and firemen costing me? I’ll bet the emergency workers aren’t costing me all that much. I don’t want much from the government but I do want the emergency workers and the roads, traffic free, heart attack revival and crime free, that’s utopia and for that I will pay gladly, now as far as the delta smelt, what kind of bun do i want it on is all I want to hear. I don’t live in Carlsbad but I went to the city’s website for some data since that city has been getting some extra tax revenue. 107 cops, 75 fireman, 550 teachers (from the teacher’s union website). I also read a news article where they were adding five cops this year, whoopeee. I hardly feel that is where all the money is going. So you are telling me that those 180 emergency workers pensions is where all the money went, doubtful. I also recall reading an article about the life expectancy of retired “hero” types (military, police, fire, emergency room doctors, nurses, parmedics, etc.) being far less than than the general population but I can’t recall the specifics yet it seems logical to me. Sure, many of those workers get better pensions than the average joe but they also die earlier so the total payout is probably similar. If it’s so great then go be one, almost every category is hiring and having trouble hiring at that. Those guys and gals do stuff i don’t want to do so pay I will. I wouldn’t be so bitter if the state actually built a freeway in my lifetime other than a carpool lane. At least my property taxes get spent locally, state and federal taxes collected here are not spent here, and not on things i care about, that I am sure of.
