ParticipantAfter SDSU’s brutal loss tonight my fear is that any sports related predictions I make tonight could result in a jinx.
But my pick is Rickie Yutaka Fowler. He finished ranked about #30 in the world at the end of his rookie season last year. He was the youngest player to be named rookie of the year since Tiger in 1996.
You can call me a homer because he was raised in Murrieta but as a high school freshman he set the course record at SCGA, a course that kicks my ass.
He was also the captain’s pick for the Ryder Cup team. Yes, he looks like the typical 951 kid. Yes, he looks like he should be on a dirtbike and not a golf course. But watch him and you will get the same feeling you had when you saw Tiger when he was new to the scene. Ice water in his veins, cocky yet polite and appears to not care that he doesn’t seem to fit the mold, seemingly happy to be breaking the mold. He’s one of a few young guns that appear poised to take over the helm.
My favorite televised golf memory was tiger winning at Torrey pines on one leg, watched every minute. To not pick Tiger or Lefty in this one is a bit silly, but since there is no money at stake, I’ll pick Rickie. He tied for 5th on this course in his first pro start and in 2008 as an amatuer he made the cut when Torrey was the site of the U.S. open, he was the youngest player in the field that year.

That’s exactly what I think when I watch him, he even looks like wooden a little. We beat UNLV at our place so it will be interesting to go to their place but this a great road team. The real feat is BYU, Jimmer Ferdette is a mormom hybrid of Kobe and Nash with Blake Griffin numbers. He drops 40+ on good teams who double team him. If they win at BYU on Wednesday, everything else will be downhill.

Glad to see I’m, not the only fan, I have always envied my friends who get to root for their alma matter with pride and in the 21 years since I graduated, only recently have I been following my own school.

ParticipantJust a public service, I’m sure there are people who were around in 1980 and the phrase “USA 4, USSR 3” means nothing to them because nobody bothered to tell them it was happening. There was also probably some guy living in Jeruselum in year 0040 who said he’d been living there 40 years and he never heard of this Jesus guy. So don’t be either guy and check out this Wednesday’s game on TV. I would go the game if they weren’t having it in Utah. Utah and I have agreed to disagree and stay away from each other.

as you can see from this chart from my hood, average sold can exceed average list. You can also click on a few boxes at the top of the chart and also see number listed, number sold and percentage of sold to list.
But I don’t agree with the logic, that the point when sale to list are in balance that it indicates a time to buy. What it does say about a market is that sellers are realistic and are listing at prices that people will pay, that they stopped waiting for the other side to blink.
Not sure if this has anything to do with anything, but looking just below your graph at some of the data, the SD median price per sq ft is down 3.8% YOY, while my hood is up 6.1% YOY, also the days on market are longer. So maybe you are onto something, maybe when there is a disparity between list and sales prices, it indicates it is not healthy yet, that one side is going to have move their price or both will, maybe it just indicates volitility potential. I think if you look at specific zip codes you might be able to glean some good info but looking at a county of 3 million and waiting for converegence in the entire market might be asking too much. I’ll bet that there are micro market or zip codes where there is parity. However I’m still unconvinced that means anything or can indicate the future. Someone smarter than me is going to have to look at it. Perhaps one of the resident geniuses can see if that has any past indication of price volatility. Lot’s of things in real estate should make sense but don’t.
