ParticipantFive things at play
1. Law of diminishing returns
2. land cost being equal
3. demographics
4. building costs
5. Current energy costs and ucertain futureSmaller homes on the same size lot of larger homes cost more per square foot to build because the land cost is equal. Older people, single people, people with disabilities, injuries, etc. need or want smaller homes or single stories. Single stories are more efficient and the sq ft of the stairs is wasted sq ft.
A two story 3000 sq ft and a one story 2000 sq ft (both found in morgan) both have the same roof, foudation, concrete, kitchen, plumbing, driveway, etc. The extra 1000 sq ft is often “dry” space and the costs of the extra lumber and stucco are less than the initial costs. ppsf has always increased as homes get smaller but with energy costs on everyone’s minds these days, I think they will be hit even harder. Regarding morgan in particular, 2000 or 2100 sq ft is the smallest they have, that is fine for many people, fewer people need or want 4000 sq ft so the price decreases per sq after 2000 based on supply and demand, sellers don’t set the price, the buyers do. Fewer people want the big one today with energy and carrying costs increasing, just like fewer people want Ford Excursions.

ParticipantHarry, I know you mean well so I’ll try to put this in a nice way, actually I can’t think of a nice way, you are so completely lost with regards to gay people it borders on being cute. Many negative things can increase as a result of broken families or the lack of a stable home but homosexuality isn’t one of them (that is where strippers come from). I’ve never thought about it but there may be an increase in divorce amongst parents of homosexuals, especially in the past when it was not as accepted. I also have teenagers in this valley and I have met many of their friends, yet I haven’t met any openly gay ones. That doesn’t mean there aren’t gay kids, nor does it mean that because your kids have lots of gay friends that they are all gay, it’s the reason pollsters and studies look at more than a handfull of people, small studies are inaccurate. Because they have a number of gay friends, one of two things are at play, they may be gay themselves and just haven’t gotten around to tell you or they are just extremely balanced kids and something like a persons sexuality is not taken into account when choosing friends. If either turn out to be gay, it isn’t anything you did right or wrong, it is all nature and no nurture, just accept them and love them, they were just wired that way.
This also has nothing to do with Temecula or suburbs or inner cities, many studies have been done and there is not one shred of proof that environment has anything to do with it. Neither of us are in high school so we cannot fully comprehend what it is like today, but if the acceptance of gays into straight circles of freinds is something that scares you about Temecula, I think you are looking at it wrong, it is actually a positive thing.I think has more to do with the calendar than the location, 2008 is not 2003, so comparing your other community in 2003 to your current one in 2008 is not a fair comparison, Temecula didn’t change, society did.
The only reason I didn’t rip into you was that despite being naive, you and your wife make attempts to spread a little love to wayward souls, so you get a pass, however this is not a lifetime pass, and the last time your “divorce leads to gay kids” theory will go unpunished unless you can produce a study not funded by a church.

ParticipantI think that we all need to figure out what the tax rammifications of Obama being president will be and work around them. Not picking one or the other but I have a relative who has successfully selected the winner in every election since JFK during the primaries and she picked Obama before the California primary, so in my book it’s over. She’s not a scholar or an idealouge of any note but she accurately depicts the masses and I gauge things based on her choice, she is the Oracle in that respect. Reagan, JFK and Clinton (kinda, she still has her reservations because of his scandals) were the only three she really liked until Obama. The rest were just her picks but she isn’t happy with them in retrosepct (nixon, carter, ford, bush x 2, yet she picked them). If vegas took bets I would have wagered months ago, she’s undefeated.
I personally am a little afraid of both for different reasons and don’t think anyone will do very well no matter who they are because this is a down cycle overall to take the helm, but I think it’s pretty much over, start hiding your money, look at the bright side, national health care is long overdue.
I’m still mad that Mitt is out, the country was ready for a woman or an African American president but a Morman was just too much for them, pity, he was the best economist of the bunch.

ParticipantMy apologies matt, I was typing angry and a little of it had nothing to do with you, fight over, hugs.
I still think that we need to pay closer attention to the cycle here, we will unfortunatlety be the trend leader so it’s harder to predict, you may see our overcorrection in the next 24 months, maybe sooner, that’s not NAR and that does not apply to S.D. but it’s getting silly cheap and like Ren said, there will be bottom so prep yourself now because once people in vegas or pehonix can move here because it is cheaper, the clock will tick. Actually I am frustrated with how fast they are selling, the really well priced ones are gone before I can look at them and it’s pissing me off. Inventory has declined for two months, I haven’t updated the three car garage monitor but it stands at 80 today, the lowest in a while, two months ago it was over a hundred and has been declining since. I know it’s the spring bounce and that there are more on the way but the ones I really like are being priced 10-20% below 2003, the numbers work well and I still hesitate and it still goes down yet the bounce should be ending. I wait in part because of my alter ego matt and a few others who i am influenced by, so in the end I’ll probably thank you. Or if you are wrong I’ll punch you.
But your point is taken, I am far too self indulgent, flippant and arrogant, and those are my positive attributes, I’ll tone it down.
Side note, I too took a break from work and watched much of the open, in my opinion, it was Tiger’s greatest victory. My whole office stopped for the final two holes, people who didn’t know what a birdie is were watching, you would have thought we were landing on the moon or a war started. He was hurt, limping, behind going into the last few holes and managed to tie the overtime 18 holes and pulled it out in the end in sudden death, it was the stuff movies are made of. For those of you who have never watched golf because you thnk it is boring, the superbowl had nothing on today, it was a rare treat and I am convinced that tiger is now the greatest golfer to ever play the game. I was in arnie’s army, followed Watson, Ben and studied the greats as a kid but it’s Tiger’s world and we are all just living in it.
