ParticipantDid this really need a bump, all it did was remind me how incorrect my predictions were. One prediction was right, Norv sucks. He’s one of many problems but if a team loses close games, consistently, you have to look at the coaching.
Cowher did put his house in the carolina’s up for sale but released a statement saying he is building a bigger house 2 miles away and won’t coach anywhere far away. So there goes that savior.
I now think that the chargers need to start lobbying Pete Carroll, his day has come again. He played pop warner with Dan Fouts, maybe we need Dan to make a call.

ParticipantFrom my understanding, traditional FHA loans require the home to be livable (other lenders have similar requirements but fha and va are the strictest). Little things like light fixtures, lawns, ceiling fans, etc are excusable but the big stuff needs to be there, including flooring. I didn’t end up buying a thrasher so I didn’t have to cross that road, I’m too lazy. I am not familiar with the 203k, is that the loan where they loan you the rehab money as well?

ParticipantFLU, I ran into the same thing with too much in my health spending account last year. For those that don’t have health spending flex accounts at work, you get to shield the money from income taxes like 401k but you have to decide how much to put into it at the beginning of the year, it’s your money and whatever you don’t use by the end of the year you lose to the company that administers the plan, it is not part of your employer paid health insurance.
You can pay upfront for an ongoing dental service but if you can’t spend it all, over the counter stuff counts. Last New Years Eve I was in a CVS buying $500 worth of everything I could think of, the IRS website also has a link of what is covered and what is not. I would think air purifiers count, I bought a humidifier and a vaporizor, first aid kits (which make nice gifts to local charities), just stock up the medicine cabinets to the gills, you can never have too much nyquill. Viagra and propecia are also covered, you can never have too much hair and too much…..
While this next suggestion isn’t entirely ethical but it will work and I have it on good authority that god will approve as well as most jurors.
Find a poor person or an elderly person on a fixed minimal income that has health problems, a complete stranger is perfect. Take them to the drug store and let them go on an over the counter shopping spree, it’s better than forfieting your deposits and the karma outweighs the risk. We are all going to die one day and we will be defending our actions at some point, that is one scenario I would okay defending and perhaps it will draw the attention away from that weekend in vegas we would all like to forget, or maybe that’s just me.

ParticipantOK, I’ll stick my neck out, 2001 prices are the floor and where we are headed, there will be variances due to location and condition. Anectdotal stories and scenarios about dying old men and yardwork are nice but not enough to be market force, just a catalyst to get us to 2001. It will get there, with these scenarios and others, some slower, some faster.
Now if you are in that 90% that will still have a stable income and if you are in the even smaller percentage with a down payment, you need to vaccinate yourself agaonst the doomsdayers. Some of you have only seen one cycle, some were only paying attention during one cycle, and still others think this cycle is different. This cycle is no different, just larger and the best time to buy is when nobody in their right mind would. If you wait for things to turn around, you will have waited too long, don’t make the same mistake a 2005 buyer did, don’t ignore fundamentals because of hysteria.
Most piggies ingnored the “R/E always goes up” hype and looked at the fundamentals, things like rent multiplier, median qualifying income and loan types. We saw the flaw and the eventual downturn. Now when it hits 2001 pricing in your area or even 2001 inflation adjusted pricing, realize that you are dinking the other flavor of koolaid.
Bubble scenario “I cannot afford this house but I will buy it because the media and my friends say I should” BAD Choice
Bust Scenario “I can afford this house but I won’t buy because the media and my friends day I shouldn’t” Also a BAD Choice
Nor La made a good point, he isn’t seeing the devastation everyone is talking about and reporting at the ground level. I’ll bet he didn’t see the massive incomes during the bubble years. I also see this, it wasn’t as good when it was good and it isn’t as bad when it is bad, the trick is to profit from the hype.
I also read the financials daily and despite the horror stories, I was battling for the rent positive listings, buyers with cash are lined up, even in temecula, yet I never saw dead old men that hated yardwork, I wished I had but instead the cash rich folks were there. I waited and hoped they would stop coming but they never did, still haven’t.
You have until 2010 (or 2011 in premium areas) to get your downpayment and credit score together, that’s my prediction, when renting becomes more expensive than buying, the clock starts ticking.
