Look, I’ve lived many years in the midwest in several states, some as far north as MN. I distinctly remember the day when I said that’s it, I’m moving back to California. I did, I’ve stayed, and I don’t intend on spending any more of my days left on earth living outside of Calif.
Good luck in your new location. I hope you like it. Cuz that means one less person in Calif! Wasn’t it the Eagles who said “Call some place paradise, kiss it goodbye”

There are tenants out there that know California law better than you do, believe me.

When we moved here from a much hotter climate, we insisted on renting places with AC. As we became familiar with the weather, we didn’t end up putting AC in the first two homes we bought. But after one particularly hot summer in the second house, my wife put her foot down and insisted we buy central AC.
It felt so luxurious! We were in heaven that summer. Now that we’ve adapted, we hardly even notice the difference. But I am certain my wife is back to the rule that AC is required whereever we live.

Thinking about this more I would amend it slightly. I would make sure that in writing it states she is paying for air conditioned dwelling space, not for installing an air conditioning unit. I wouldn’t want there to be some legal way she could take the compressor, etc with her when she moved.
I’d also make sure there is nothing that specifies how long she is entitled to live there to recoup her money.

The reflective coating is most useful when minimizing the reflection from overhead lights – something I’ve always had a problem with. At my house, I don’t allow overhead lighting except in the kitchen.
If you don’t believe it truly does minimize overhead light reflection, hold up a pair with it and without it and look at the reflection. This is easiest done at the eyeglass store, where someone there will definitely have the reflective coating and all the glasses on the shelf won’t. To me, the difference is worth the cost. If overhead lights don’t bother you, you may chose to skip it.
As for the anti-scratch stuff, that is more difficult to prove the benefit. I can tell you that I go much, much longer between severe scratches on my glasses now, but that could be because I am older and more careful. Hard to say. I can tell you that almost always the frames wear out now before I get scratches severe enough to cause me to replace. It was the other way around in my youth.

People lose all credibility with me when they follow the party line to a T – whether it be Rep or Dem. Most often, I see Reps do it.
I like people who think for themselves and make decisions on each issue individually – not following any party line. That’s what I loved about McCain (only to have him throw it away with his VP pick).
To my way of thinking, the older white base of the Rep party is going to make up a smaller and smaller part of the US population. They are going to have to make changes if they are to survive.
If the Republican party can ever get to the point where they attract a new type of voter by removing stances on social issues and focusing instead on only fiscal responsibility, I think they have a fighting chance of coming back. Unfortunately, that probably won’t even be an option for 20 more years or so.

So could a central air external compressor.
I was prez of a board where an application was submitted to place the pad for a compressor under the neighbor’s window. We had to deny the application for installation because placing it under the neighbor’s window violated the HOA governing docs.
