ParticipantTotal population growth doesn’t imply speed of growth. In an article about “fastest growing”, they should have ranked them by % growth per annum. The authors need a stat course. Stat!
NY at top is only about 0.6%, whereas some Texan cities lower down are over 2%.

ParticipantYou’re looking at this from a naive, pious, holier-than-thou American perspective. Corruption in many cases is just tipping on a larger scale.
And let’s not kid ourselves. We’re highly corrupt. We just choose to cloak it in legality and legitimacy and not call it what it is. We call it lobbying, dealmaking, or urban renewal.
Small-scale corruption also helps the many and tempers over-zealous regulations and fines. Much better to be able to pay a cop $50 to go fuck off vs getting a $1000 ticket for a comparatively minor offense. Cop gets a few bucks, higher-ups get a cut, everyone walks away happy.

ParticipantCorruption is just a form of bargaining. How is this different from cities clamoring to build new stadia for the NFL, except that the latter is cloaked in a veil of respectability?
Just a way things are done in much of the world. Not necessarily good nor evil. Who the HELL are we to impose our idea of morality and fair play on the rest of the world? The US needs to be cut down to size and know its place. Things like this make me ashamed to be an American.
Murdering cops walk. Warmongers responsible for tens of thousands of deaths walk. Gross polluters who also kill people walk. Bankers who commit fraud walk. But soccer officials get indicted. I hope a Swiss judge makes it damn hard for us to extradite/kidnap those people to the US.
BTW – incorruptible people who truly believe in what they’re doing can be just as bad. A lot of genocidal thugs have been true believers rather than being corrupt, and a lot of corrupt officials have actually been decent in other respects.

ParticipantNot having heated drying is considered more efficient.
They still dry via condensation. The dishes are heated by the water during the wash cycle. Once water stops flowing, any residual moisture evaporates, condenses on the walls of the dishwasher, and gets sucked out by a pump. At least that’s the theory.

ParticipantThere was a lot of inequality — the top echelon was just very small. It was more like Tsarist Russia with the poor being slightly better off.

ParticipantI think some lenders take prospective rental income into account (must be “rental ready”). But those usually require a bit of experience with rental property as well.

ParticipantJergens is a good name for an utter wanker. I forgive him. He must have gotten utter crap in high school.

ParticipantI hope people are seeing what they’re buying before they actually pay up.

Agreed.

ParticipantI’m for diversity so long as the lower echelons rent and don’t bid prices up 🙂

ParticipantWhy do you give a shit what happens to the stadium? It’s a decent stadium for soccer and university games with a parking lot for events. Why not keep it, whether professional football plays there or not?

ParticipantI’m all for low inflation. It’s predictable, and doesn’t destroy MY money.
As far as the economy, why should I care about the economy as long as it doesn’t affect me and mine? I don’t personally know any min-wagers who work at Mickey Dee’s in LA.
Growth I view mostly as an environmental and social cancer. Stagnation is better for the environment.

ParticipantPlenty of stadia exist on valuable land. Besides, there are environmental issues due to the tank farm near the stadium leaking underground (which may or may not have been remediated). As long as Qualcomm Stadium isn’t touched, they can be largely ignored.
I’m sure Citi Field in NYC plus the tennis stadium stand on more expensive land, notwithstanding proximity to LGA airport.
Let’s hope the Chargers go fuck off to Hell Ay, and any plans to redevelop Qualcomm are stalled for a while.

ParticipantFlyerInHI – why would you want your tenants to be debt-free? So they can think of buying a place vs renting?
