sdduuuude, he stated he could “afford” $350K. Whether or not that could get him what he stated he wanted (a 4-5/3/3 SFR with pool and RV pkg/access in Scottsdale [or anywhere else within a ~20 mile radius of dtn PHX]) is still up for debate. So far, I have not seen anything remotely resembling these “requirements” for $350K there. The “we will have a better life in PHX” mantra is all conjecture borne out of misinformation that the OP’s friend received.
He can get that house, though maybe a little outside the 20 mile radius of downtown. Though that seems to be your requirement, not his. As I’ve said, it is pretty meaningless requirement unless the job is downtown.
Whether it would be a better life is arguable. But more than 4 million people think that it’s a pretty decent lifestyle in Phoenix.

Can you tell us what the *newer* ~2500 sf SFRs are selling for in Scottsdale that are within the subdivisions which are “a bit like CV” (SD)?
Anywhere from low $300K’s to more than double that. There are dozens of developments near the NE corner of the 101 Loop that fit most, if not all of the requirements, though I have no idea about the RV parking. It’s probably 20 to 25 minutes to the airport from that area once you’re on the freeway.
One of the issues you’ve raised a few times is the distance to the city center. I’d argue that is immaterial here. In more than 18 months, I’ve needed to go downtown maybe 3 times, once to a ball game, once to a concert. Unless someone works there, there’s just no reason go there anymore than any other part of town.

You have no idea what you’re talking about.

Participant
In my opinion, Paradise Valley is like Rancho Santa Fe or La Jolla. Scottsdale and Awatukee more like Carmel Valley – newer tract homes for families with good schools. Haven’t spent much time anywhere but Awatukee, though.
PV is a bit like RSF, though there aren’t anywhere near the number of big acreage lots. It is upper income but the homes really don’t compare.
Ahwatukee is nothing like CV, at least demographically. Schools, on the whole, are maybe a bit above average but that’s it. Scottsdale has areas that are a bit like CV, but it also has 50+ year old neighborhoods. My sister in law grew up in a house that was built in the late 40’s and the neighborhood doesn’t look a lot different than when she was a kid. The city is 20 times the size of La Mesa. Bigger than any city in SD county other than the city of SD. The demographics are all over the place. So comparing it with any neighborhood in SD can’t be very accurate.

ParticipantDavid, I just made the move from SD to Scottsdale about 18 months ago. I don’t really get the “la jolla of AZ” thing. Obviously, we all have different perspectives, but from mine, La Jolla is the ocean and the views. Scottsdale doesn’t have those. But it does have very nice neighborhoods that pretty much run the gamut as far as price is concerned, except for the top end, if there is anything here that matches the homes in LJ Farms or Mt Soledad, I have no idea where they are. It does have fine restaurants and shopping, and a little tourist area. And the heat thing is something that has to be considered.
If you’d like any limited insight I might be able to provide, feel free to ask me here or message me.

Been in this house. For $325K plus another $20K in improvements, they are living in something nicer than the $900K places we are looking at in Carmel Valley AND it is a huge lot. Same type of location as CV, too, with one of the best school districts.http://www.redfin.com/AZ/Phoenix/2106-E-Taxidea-Way-85048/home/28112471

That area is not like CV. And the school districts are decent. Nowhere near as good the CV districts.

Participant

Looks pretty obvious from the bills and square footage.
no it doesn’t.
I agree, it’s not obvious. The smaller home was built 5 years ago (though I was the first buyer about a year ago). The bigger house in SD was built early 80’s. I have no idea which is better insultated though I suspect AZ homes have insulation that is appropriate for the weather here. I do know the most common stucco assembly here is never seen in CA. I don’t have any of my old bills, so I can’t compare the actual per therm cost of electricity. It may be a little cheaper here. Just speculation.

Participant
Even if utility costs were 100% higher, you won’t be using twice as much electricity in SD as opposed to Phoenix. First off, you’ll have a smaller home. Secondly, A/C cost is the 1000-lb gorilla in the room in Phoenix, and is much lower in most parts of SD Co. Third, doesn’t the global warming solutions law come with some nice subsidies for home solar systems?
A/C may not cost as much as you think in Phoenix. My highest electric bill in a 2200 sq ft home in Phoenix was less than $100 last summer, the A/C is set at 78 and it’s on pretty much non-stop from June through Sept. In my 3600 sq ft home in SD, my electric was never less than $200 and more than doubled during the winter. I didn’t have A/C, but I’m guessing A/C would cost a lot more than heat.

ParticipantI hope no one is using helocs or cash out refi’s so that they might have cash on hand to buy additional investment properties. That would be so irresponsible. Kinda like fueling the bubble.

Participant
Also consider – sponsorships are marketing expenses. If companies don’t pay the sponsorship, they will spend the money on other marketing vehicles. If sponsorships are a more efficient way of marketing than other alternatives, then they have the effect of reducing the cost of the products, really.
That’s a new one. Advertising and marketing reduces costs. I suspect there is no evidence to support that claim.

Participant
I surrender… No more new active rental property search for me in SD until we see an economic correction. Beyond a ss I’m waiting on that’s it…
Have fun guys…
A correction would imply something is out of whack now. Are you expecting a residential housing correction? Or a general economic correction? What do you think is currently broken?
