No 180 here. I have been driving in the same direction for many years and havent altered my course or opinions much at all.sdr

I see alot more new fancy cars in Oceanside and San Marcos than I do in Encinitas/South Carlsbad. I’m sure its out there but I havent seen the extravagent spending among my social circles. I guess that I’ve been here long enough to be able to find and surround myself with likeminded fiscally conservative folks.I see a long term downward trend in RE here in SD right now. I would be surprised to see prices in 2015 above the peak prices of a couple years ago. I would love to see increased affordability for my friends/neighbors and their children.

I think what you speak of happens everywhere and is more a sign of the times. Where I grew up (a very nice place back East) people are far more into image and pretentiousness than here. I left over a decade ago because of the attitudes you mention as being here. Back East it seems like everyone has an angle, everyone thinks they are somebody important and everyone thinks the world ends beyond the Northeast corridor. I find people much more worldly and well traveled here. Back East, traveling is heading to Florida for some sun or a Carnival Cruise.Growing up back East you had decades to filter out the nitiwts and to find your place there. What you are looking for is here, I just suspect that you havent looked for it in the right places.

I know that market fairly well and those sales seem to be about $200,000 above the current market. Perhaps Ozzie will weigh in on his hood?

ParticipantI must live on a street of wacky rebels because most people here who have very substantial equity due to the increased value of their homes have not refinanced to support a new type of lifestyle. A physician friend recently treated himself to a BMW for his 50th b day but I dont think there is a single benz or hummer on the street of a few dozen homes. In fact, there are many with loan balanced that represent 70% or better LTV’s based upon purchase prices several years ago and now represent LTV’s below 30%.
