Not happy with the counter offer they sent you?
sdappraiserParticipantActually, the buyers are coming out in many areas.. most with substantial down payments. I haven’t seen this many multiple offers since 2004. Inner city and condo market is still very soft and saturated, but reasonably priced SFRs appear to be generating good offers.
Looks like you guys have at least another few months of being WRONG.

I’ve noticed an increase in this wording over the last 4-6 weeks but just started checking ownership to see what was going on. I’ll start listing MLS numbers if you want, as I run across them..
I bet this is overstating your figures a bit, maybe not significantly.. but it seems like an obvious ploy agents might use to get their listing pulled into an REO or Short Sale search.
sdappraiserParticipantDon’t know if this has been addressed before, but I’ve noticed A LOT of listings lately where the dopey agents have put “Not a short sale! Not a foreclosure!” in the listing. Obviously an attempt to get pulled into searches where agents have clients looking for deals or whatever.
Again, I’ve noticed lots of these.. how do you think this might be skewing your searches sdrealtor?

BUT – of that number, 4,027 are PENDING. 20% of total under contract.
Has anyone kept track of pending/active ratios? This doesn’t seem so gloom and doom to me.
I’ve got a listing that has received multiple offers in the last few days with multiple showings scheduled even though they know we are in negotiations. I’ve heard similar stories from other agents. The buyers might be coming out of the woodworks now that tax season is over.
Put your party hats away, give it a few more months.
sdappraiserParticipantIt’s very widespread, though in my experience it’s usually $5k-20k type concessions. Personally, I have not come across any that were over 3% of the sales price, but they are out there. It will get worse as credit tightens.
It is inflating the market and it is one reason why most indicators of value in SD are not showing their true levels of decline. As an appraiser, I contact every agent for the comps I use and back out any concessions they disclose from the sales price of that particular comp. If you know what you’re looking for these are fairly easy to spot in the MLS.
I’ve emailed Sandicor several times requesting that they update their rules to REQUIRE agents to disclose any sales concessions in the MLS once the deal closes. They refuse. This is another example of why prices appear to be sticky on the way down.

The target audience was one of the 2,500+/- people in SD who went into escrow on a SFR or condo in the last 30 days. Or one of the 1,800+/- who actually closed escrow in the last 30 days.
There are a bunch of disgrunteled soccer moms and over analytical IT guys around here. Open your eyes and ears – and your mind. Don’t be so pissy because some people are making a decent and honest living doing something YOU despise.
The perception here is that many in R/E are making a killing while doing very little work.. For many this is true, and it must be what is urking most of you to no end as you clock in and out every day working for the man.

I will bet you $5 that the stupid realtor in question with his stupid ticksseeesss booked over 6 figures in gross commissions last year.. just a guess.. post the guy/gal’s name, easy enough to look up. If he/she did, that would really give you clock punchers something to moan about.
